“ok but be aware of ....”

Its a bit difficult to find it without a proper map. Please be aware that there are two Burlamacco hotels. One is a B&B at Via Veneto(the web page on which we booked does not states if its a hotel or B&B) and other one is a Hotel Mouble Burlamacco **(or something like that )one street lower.
Be careful when you book. As we thought we r booking a hotel and not a B&B we turned up in that hotel. So we have to manage to search further. And had some strange feeling that this has not happened for the first time to them and they somehow cooperate together. But this was just our feeling.
You have to let them now when u check in otherwise can happen they wont turn up(as we saw it with other guests left out).

Price is ok, but you have to pay when u arrive. If you can do not make the same mistake as us. We should make a deal that we pay the half. (please read further about our heating troubles)
We were told to call them anytime we have a problem :))) they didnt answer....

We arrived at the end of April 2011 with a friend of mine and 2,5yrs old baby. First days were pretty cold and we asked them to turn up the heating. They said its works from 8-11pm. Guess what. It didnt.
We met them the other evening and ask to heat up the room. With our italian skills understood that other owners of the property can call police if they will turn it up at this time of the year but the air conditioning will work definitely from 9-1pm. Again italian joke.
We called them but didnt answered the phone. Nor called us back. Fortunately for us the weather had changed so it got warmer.

Location is very good, 6 min. from beach or bus station, 10 from train station, few min.to local shop. At train station take the D.Alighieri exit this one leads to town/beach area.
Rooms are pretty clean, bathroom even cleaner then rooms. They change your towels and clean up just every 2nd or 3rd day.

Viareggio is nice place to stay, close to Florence, Pisa, Cinque Terre(just by train not bus). But city on its own... beaches werent cleaned yet, with no public toilets at all.At this time of the year there is no tourist information open. Most of the staff were quite arrogant (mean at railways station,shops not at restaurants...) maybe because they are not get used to foreign tourist just italians. Honestly, they were pretty posh.

I would recommended this place just because of location and price but not of the attitude of owners when u have a problem

I had booked this B&B for 1 night on 11/07/0/9 and agreed ,on the reservation to be there around 5PM on 11th july 2009; I phoned since we were a bit late owing to the traffic , these people say they stay at the hotel to receive guests up to 6Pm; in fact we phoned at 5.15 Pm and ,at the ONLY phone N° the internet agency sent me with the reservation ,there was only ..a fax!! I tried to phone several times , i always had the FAX,we arrived around 5.30 Pm and nobody was there; I asked to the surrounding shops and one had the card of the owner( the cell phone N° or other N° doesn't appear on the door of the B&B), i called twice ,and he told me he had already gone away and couldn't tell at what time he could be back; i explained that we had tickets for the Puccini festival at 9Pm and we could wait up to 7.30Pm ,and he said he couldn't come; so I sent him to hell ,and we had to find a room at the last minute which , of course ,was much more expensive;So you should not advise this place to people ; i saw afterwards many complaints on the net; the owners live far away and do not care to answer on the phone, if they have somebody else to accomodate elsewhere( they have several places actually) and they are very unhelpful and unfriendly

We booked a 3-night stay at the Burlamacco for Dec 31, Jan 1 and Jan 2 through booking.com/priceline.com. We were told to check in before 6PM and planned to get there by 6PM. However, our train was delayed and we called ahead and asked if they would wait for a half hour, but they refused. We also offered to pick up keys at their residence, but to no avail. Finally, out of sheer exasperation, we made other arrangements for the night, while informing Burlamacco we would be arriving the next day. The next day, we arrived at 5PM at the Burlamacco address, but there wasn’t anybody there. Nobody could be reached at any of the phone numbers either. We contacted booking.com to complain and make other arrangements. After returning from our vacation, we registered a complaint with booking.com and received a refund. The experience was absolutely frustrating and nearly ruined our vacation. I can’t believe booking.com/priceline would deal with such establishments.

We stayed in burlamacco 9 nights.

Pluses ++

- Friendly staff
- Affordable prices

Minuses --

- Advertised close distance of 400m to the beach is far from truth.
You have to walk very narrow and dirty streets to the beach through busy car roads. Beaches near the hotel(400m) are all private expensive beaches except of narrow free piece of sand (4-5m width) which is usually dirty and heavily populated. Closest big free beach is about 3-4km away and difficult to approach.

- Staff is rarely present

- Bed clothes changed rarely

- Noisy street

- No facilities for eating your own food(terrace etc.) had to eat in the own room
