“We felt misguided by website”

We were blown away with the website of this place so decided to book for a special break as it was very expensive. However the reality of it was quite different. Opulent almost theatrical in some areas of the hotel but our room was very shabby and beyond rustic. The owners had lots of cats and they were sitting on breakfast tables, really offputting. Breakfast was just continental with no real quality, we had expected some more substantial choices given the price of the stay. There were also flies on the breakfast displays, really unhygienic. We accept we are in rural Italy but we still expected a reasonable level of food safety. It was advertised as free mini-bar but this was misleading as it was just soft drinks and peanuts/biscuits. All in all a lovely position but really overpriced and not at all the luxury shown on the website.

“Medievil meets fairytale in this rustic elegant farmhouse with warm, friendly service.”

What can I say about the most enchanting part of our 2 week jaunt in Italy...Hotel Lupaia made it on Conde Nasts list for a reason. After following their explicit directions (Google maps or navigation systems will not get you here- download their pdf map off of the website) we were led down a winding dirt road in the middle of vineyards and olive groves to this restored farmhouse - made of brick and stone - to the rustic elegance of Hotel Lupaia.

Their website gives accurate photos and feel of what you will get in reality. Mateo came to greet us and Kathy- the manager - Canadian / Italian- couldn't have been more helpful in her recommendations and organizational skills.

I loved this place and did not want to leave!

Rooms each had a theme (more a color scheme theme). We had Turkos (which had a turkish steam inside the shower- so you could take a steam after showering!) and one other room- the name escapes me...but the DESIGN and care of every little corner was so well thought out. Whimsy fabrics of sheer, organic materials covering the wall sconces, antique bedding with comfy mattress and warm linens and blankets, plush towels and even hooded robes and flip flops provided, italian tiled floors and walls...amazing bath products- Erbario Toscano- all olive oil based and made in Tuscany.

The main gathering area - where the kitchen was (amazing hearth of a kitchen- rustic farmhouse style) is where we had breakfast- homemade cookies, jams, breads, meats, plenty of frothy cappuccino and warm service. The outdoor dining area was also quite charming and thoughtfully designed. They also had complimentary house laptop to access the internet which was extremely helpful. As well satellite TV in room in case you need to connect with reality : ) or watch a movie at night.

The pool area was out of a fairytale - they also had an area with 2 hammocks to relax and every chair was placed with the design for guests to have magnificent views of the Tuscan countryside and of Montepulciano off in the distance.

We loved the kitties and dogs - though at first my Mom was anxious about that..no worries at all - all are so friendly.
They even have 2 horses and a donkey out back.

This was one of the most memorable places I have ever stayed.
You absolutely must have a car as it is pretty isolated (in the best of ways).

Some of the day trips we took were to Assisi (an hour and 1/2 each way), Montepulciano, Wine tasting at Poliziano Vineyards with lunch, and dinner each night in Montefollicino (you must go to 13 Gobbies for the best pasta and romano cheese EVER..and their 7 Euro bottle of house wine- delish!)

Oh Hotel Lupaia..we miss you!! I went with my mom, my sister and our friend..which was lovely..but it is also so so romantic here..highly recommend it for a romantic special occasion.

“Truly the Essence and Heart of italy”

There are no words or pictures that can capture the essence of Lupaia. There is no need to look anywhere else for your true Tuscan experience. This is it...............I mean it............don't look any further! From the minute you make the turn onto the road, past the tall cypress trees taking you to Lupaia, you are transported to a magical place that you will not want to leave. I have dreamed of Italy my entire life and my experience at Lupaia could not have fulfilled it any better. Ambience, unsurpassed hospitality and beauty along with magic has been created here and I am dreaming of my return!

Special thanks to the entire staff for welcoming us and making Lupaia a place in which dreams are made of! Love to all and I am counting the days to my return!

“Unforgettable”
5 of 5 stars Reviewed 12 July 2010

My husband and I stayed at Hotel Lupaia in June 2010. There is character and olde worlde rustic charm in abundance throughout the property. There are only 8 rooms but they are individually decorated and scattered within the grounds. The property faces onto Montepulciano and Montefollonico, and is close to the medieval towns of Pienza, and Montelcino to name but a few. We picked up a car from Pisa airport for our 7 night stay and the roads are easy to navigate. Breakfast is served on the terrace consisting of meats/cheese/fresh fruit/eggs to order/danish pastries/yoghurts. Dinner is served on the terrace once per week but you do need to use your car on an evening to drive to the nearby villages for dinner and there is a fairly lengthy dirt track to get to the main road. Matteo and his team work extremely hard to maintain the property and Kathy is delightful and so helpful in assisting with places to visit/restaurants etc. We were truly sorry to leave such a magical enchanting place but we will definitely return.

“Wonderful”
5 of 5 stars Reviewed 19 July 2009

My wife and I have lived in Italy for the last two years and travel extensively throughout Europe. We never go back to the same hotel as we like to explore new places when we travel. Hotelito Lupaia is an exception. We stayed at this wonderful little hotel in September for several nights and had to return this July for two nights.

The rooms at the hotel are amazing and each one is carefully designed and unique. The breakfast buffet is wonderful: fresh pastries, yogurt, fruit, cereal, etc. Most everything is made right there or in the local area. The view is spectacular and the pool area is a nice place to relax after a day of exploring Montepulciano, Pienza or Montefollonico.

The are only a small number of rooms (I believe 8) so the service is very personal and there are no crowds to compete with.

This is not the place to go if you are looking a big hotel with a big city feel, business center, meeting rooms, etc. If you are looking to get-away, relax and enjoy a great Tuscan experience, this is the place for you.

We will definately return for our third visit later this fall.
