First of all, it should be noted that in Agrigento the best hotels are far away (about 5 km) from the sea. It is ok in the winter, but in the summer the town is blazing hot and inhabitants run to stay in San Leone.
Second: hotels here get really expensive if you have to stay in 3 or 4 people.
Third: even if San Leone housing prices have skyrocketed in the past years, don't expect Wisteria Lane sights: this is Sicily and ugly houses are everywhere. Most were built illegaly, so expect streets to curve at impossible angles - no New York here.
All this said, we picked a Bnb here bot for the location (close to the beach and to the center of San Leone) and for the price. We were proved right.
The house, a nice little villa that offers 5 or 6 rooms, is well kept and costantly well maintained. Rooms and premises are clean, no frills. Suburbs are very quiet. There is a/c in all rooms, TV in some. Parking inside is not a bad thing, even many 4 star hotels do not have this option and it can be awkward if you are used to a German or American ordinate way of parking cars.
We had a 3 bed room with access to a nice terrace.
Breakfast was nice, again better than in many hotels, the host is nice and intelligent and speaks english well. He strives to be as helpful as he can, which is also worth admiring, especially in an area where there is no 'culture' for tourism.
Definitely unbeatable for price/quality. Many bnb ask for much more money for probably lesser quality.
