I stayed at Elim House with my son and his girl friend during the Xmas/New Year week 2011. I have nothing but praise for the owners and would unreservedly recommend this B&B. It is right in the town of Bowness, which we found to be an excellent base for exploring this part of the Lake District. The breakfasts are great and set you up for the day, and the hosts are very friendly and helpful, their local knowledge coming in very handy for people visiting the area for the first time. I will certainly return to Elim House should I decide to come back to Windermere. A big thank you to Judith for a wonderful few days Vaughan Giles and Laura.

“A short note for anyone considering staying at Elim house”

This is not a review more a confirmation that Elim House is an excellent choice when deciding to stop at windermere.

I stayed here with my wife and another couple over half term Oct 2011, I have nothing but praise for the owners and would strongly recommend this B&B, it is close to town, the breakfasts are great and the hosts very friendly, I for one will certainly return should I decide to return to Windermere.

“Great few days”

My fiancee and l have just arrived back after staying 2 nights in Elim House. We were greeted by the host, Steve who was very friendly and showed us to our room which was the king size with en-suite. Very clean and fresh looking. Judith was very charming when we met her. We were just a tad early for breakfast but she came in and asked us if we wanted a drink while we waited--she was very very nice. The breakfast was excellent-full marks for that and served on hot plates. Elim House is situated 5 mins from the town and lakes. Would reccommend Elim House to everyone and would love to return and stay here again. Full marks.

Room Tip: From the standard of our room l would reccommend any room

“lovely bed and breakfast”

Have read a lot on the review from Carokokos68 and found this very unfair on the standard of the room and although they have put a lot on the review i would like to say the B&B is in a fantastic location and it is only a short walk down to the shops and boats,

We were in the same room and the bathroom was immaculate and the basin was not massive but perfectly fine. the shower was good and hand was, Toiletries supplied.

The bed was firm and comfterable and the room was very nice and although not massive it was a good size and this made it feel cosey and homely,

There are plugs in the room that are fine to use and a haid dryer is supplied and no problem plugging in hair straightners, Phone charger etc.

The floor in the en suite is a vynal but again spotless clean with plenty of wite towels supplied

Room Tip: many rooms but look at the pictures on the website, we had a 4 poster and this was lovely for the 2...

We booked into Elim House for 2 nights and unexpectedly ended up staying 1 as we were needed back home. In considering whether to rate the B&B as poor or average, I realised that I wasn't disappointed at having to leave early - which is a shame when you're somewhere as beautiful as Bowness. I realise that, as the owner says in reply to every unfavourable review, that this is a B&B and not a hotel but we were still paying £80 a night and I have stayed in many B&Bs over the years - charging the same or lower tariff (including in Bowness and Ambleside) that have been of a far higher standard. In presenting as balanced a view as possible, I'll mention what we found to be the good and the bad and then other would-be guests can make up their minds according to what is important to them in a B&B stay. The parking is described as being on a first come first served basis, but when we were shown where to park, we were directed past 2 empty spaces and asked to back down behind the house. We had booked a large 4 poster bed room. On their website they mention that there is a 4 poster room with a large en-suite and a 4 poster with a small en-suite. This wasn't evident on the 3rd party website we booked through, but we clearly ended up with the latter. The main part of the room was ok - pine 4 poster with a lace canopy, matching wardrobe and dressing table. No plugs within easy reach of the dressing table mirror, but made do with the plug near the coffee tray to dry my hair and that was ok. The shower room was an elongated cubicle that had been sectioned off from one side of the bedroom. The sectioning off didn't go right the way up to the ceiling which made it feel quite low and even more cramped in the shower room. On one end was a toilet, on the other a small electric shower cublicle - with a miniature basin inbetween. The handwash etc was in a wire holder on the wall as there was no room on the basin as it was so small. There was no foot mat and no place to hang a towel nearby while you showered, so the only way was to take a few steps dripping water across bare vinyl to retrieve your towel. No tiling, just wood and a marble look piece of plastic on chipboard above the basin. No air and it felt cheap and foisty. Weirdly, there was also one slightly manky and threadbare dressing gown hanging up on the inside of the shower room door. We weren't sure if a previous guest had left it there or if it belonged to the room - either way we didn't want to touch it. The bed turned out to be hard and uncomfortable and we didn't get a good night's sleep. Regarding the rest of the house, it definitely has a tired feel to it and is fairly dark and unwelcoming. On the positive side, breakfast was good and was served cheerily enough. I hadn't ordered much on the pre-order form, so was asked if I'd like 2 eggs instead of the 1, which I accepted and enjoyed. We also found the B&B to be very handily located - very easy walk down into the village and just round the corner from the cinema and a gorgeous Italian where we had an amazing meal. We checked out just after 9am, informing the owners that we weren't able to stay the 2nd night as booked. We fully expected to pay for the 2nd night (as is only fair) and duly offered up the second £80. This was taken in its entirety without even a token discount of the cost of the 2nd breakast we wouldn't be eating. If good location and an affordable rate is most important to you, then this B&B might do the trick. But if you're first and foremost looking for a good standard of accommodation and a nice feel to the place, then I'd look elsewhere.

I am very sorry that we did not live up to your expectations but as potential guests can see from other reviews, we seem to get it right most of the time. I understand why you were not enamoured with the small en-suite, (which is described on our website as you pointed out, but I do not do tit for tat,) and we will be trying to rectify this during the off season.
