“One thing lacking - a room!”

Upon arrival at around 3.30pm, my group was told that one of our rooms wasn't ready, but it later transpired that what that meant was that it hadn't been built yet! This was despite booking months in advance, however, it appeared that the owner had only just realised that he'd taken too many bookings (after scrapping a previous idea to build an extension). Upon further questioning as to where I would actually be sleeping, I was told that it would be in the owner's house but that the room hadn't been made up yet. After returning from dinner, I was shown to what was clearly a dumping ground / room for storage, within which there was a bed and not much else! I was also shown the family bathroom across the hall, which wasn't very clean and had no lock on the door. The next day when using the shower I was almost ambushed by the owner's wife who thought it was her grandson in there! After two nights I was told that I could have a proper room after some other guests had checked out, which was reasonably comfortable. Prior to this, however, the owner didn't even acknowledge the situation and not once did he ask if I was okay in my makeshift room.

Previous reviews refer to this guesthouse being disorganised and that's definitely how I would sum it up. In addition to the unbuilt room fiasco, despite being asked to complete a form with our breakfast order and preferred time, we regularly waited 30-40 minutes for the food to arrive.

Had Kirkwall's B&B's not been fully booked that weekend I would have definitely gone elsewhere. I wouldn't recommend this place - not sure how it was awarded 4 stars or the award winning breakfast!

What can I say. We goofed. This booking was taken nearly a year in advance at a time when we planned to make an additional room available for letting, and was amongst only a few dates we had fully booked out before a change in family circumstances caused us to put the plan on hold. I checked the bookings and where necessary made alternative arrangements but somehow missed this one. The error came to light only days before they were due to arrive, but we were unable to contact them. Despite our best efforts we were unable to find any alternative rooms - Kirkwall and surrounding area were fully booked out. Unaware what relationship the members of the party had with each other we prepared the family room (let for two of the party) for a third guest. On arrival it was apparent this was not appropriate, and the room provided was pressed into service as the only possible solution.

Naturally the guest in question was not charged and received complementary breakfast, but we wish we could have done more.

I have to say that I largely agree with the last review - poor organisation lets this place down.
We arrived, as arranged, at around 5pm on the Friday to be greeted by the lady of the house stating that she hadn't known we were coming. I was handed a pile of towels and asked to take them to my room. The room itself was no more than adequate and was freezing cold. I assumed that this was because the thermostats were turned down and by the time it became apparent that this was not the case there was no-one in the building to complain to. I phoned 'John's mobile' ,as directed by a note on the reception desk , several times but got no reply. Eventually, after about 45 minutes of trying, I left a brusque message on his answerphone and we went out for a meal to warm up. That particular Friday was particularly cold with northerly gales and rain and a cold B& B was not what we needed! Fortunately, the rooms were warmer when we returned but our bathroom heater still didn't work (this was fixed the next day).
The following morning we went down for breakfast at the appointed time to be told that John was running late as he had slept in so there was no food ready for us. The breakfast, when it came, was nice but by this time I was wondering if they actually wanted guests as we were starting to feel like an inconvenience to them.
On the Sunday we returned at about 5pm to shower and change before going out to eat to find that the rooms hadn't been serviced as the owners had been out all day. Again not a good impression though ,in fairness, they had been done by the time we returned from our evening meal.
We too found the lounge over-run with laundry and the drive littered with assorted vehicles etc. It just wasn't welcoming at all and had a really 'shut up for the winter' feel about it but if that's the case, why take our booking?
I really don't know how this guest house has achieved it's 4 star status and i definitely would not go back. All in all it was a thoroughly disappointing experience from check in to check out.

An overdue public apology and explanation to back up the private one given to the guests at the time.

We do strive to rectify any problems as soon as possible, but unknown to me the foul weather had blown rainwater into the boiler flue, shorting the igniter. Just one of those things.

Once aware of the heating failure, despite the time of day I was able to track down and fit the necessary spare parts in time to have the system working again before the guests returned from dinner.

In common with most Guest Houses/B&Bs we do not employ housekeeping staff outwith the season. This can leave a gap when, for example, as on the Sunday, we have family comitments and as a result guests may return in the afternoon before we have serviced their rooms. We would normally have advised guests if this was likely to happen, and we have now taken steps to provide housekeeping cover at those times.

We seriously suspect the most recent review to be a fake written by the owner or a member of his family. There is nothing that can't be remedied with decent hands on management but I am afraid this was not in evidence when we turned up last week. There was nobody in despite all the doors being open (testament to the low crime rate on Orkney). All the lights were turned off, there was a large tool box in the middle of the floor in the reception area along with a bag full of empty egg boxes. The residents lounge was doubling up as a laundry store and the fish tanks still hadn't been cleaned out, probably being the supplier of the unpleasant aroma. Cars, a caravan and motorbikes littered the driveway. Needless to say we voted with our feet but feel strongly that anybody considering booking this guest house be very wary.

It is always a matter of regret when guests do not enjoy staying with us, and we always strive to the best of our ability to rectify any problems which might occur as soon as humanly possible, given the opportunity. We particularly welcome disabled guests, and aim to set up the room as close as can be for each guest's individual requirements.

Mr & Mrs Chaltim were expected before 4pm. Needing to get some shopping in before the shops closed at 5, I left at 4.30, leaving the reception open and a note and the phone on the desk with speedial to my mobile phone. A tradesman was also due back to finish off some work and had left his toolbox, and a delivery of fresh farm eggs was expected. I returned within five minutes of the Chaltims calling to say they had arrived. We had been forewarned that the bed would need to be raised to accommodate a hoist, but could not do this until the guests had told us which side Mr Chaltim transferred and how he wished the bed to be orientated in the room. We have a Category 1 disabled rating (and all other wheelchair users have told us that our facilities are amongst the best they have found in this class of accommodation) including a very large wetroom. Nevertheless they were of the opinion that the room was too small (Mr Chaltim did have one of the largest powered wheelchairs I have seen which with side panniers only just got through a 900mm door). They left to "look around the town" whilst I set up the bed, and would be back for dinner. Dinner ready, but no sign of the Chaltims. Seems they had managed to find a larger room, but had not the courtesy to call and discuss the matter. They subsequently e-mailed to demand their deposit back, with threats of calling the Police, the HSE, Environmental Health and the Fire brigade. We were snap inspected by the latter two but everything was to their satisfaction, though they were rather annoyed that they had been called out for a malicious report. And nobody could find any trace of a bad smell!

PS. The previous reviewer "Queenie" is genuine, and I'm sure would be offended at suggestions that her review was false.

“First class guest house with a relaxed atmosphere”

We have just returned from a week staying at Lav'rockha Guest House and exploring Orkney.

We were very impressed with the standard of this guest house and the friendly manner of the owner.

Our room was large, light and very comfortable with a good sized en-suite shower room. It was all in excellent decorative order and spotlessly clean. The room was warm and there was a plentiful supply of hot water at all times of the day. Since despite it being Midsummer, the temperature outside ranged from 12 to 14 degrees, the above comment matters greatly!

The breakfasts were delicious with a very good choice and were freshly prepared by John.

There was a relaxed atmosphere and we found it altogether a great place to stay.

“Some good, some bad”

We stayed here two nights in the family room. The party consisted of myself, my sister, and my boyfriend.
The good:The rooms were clean and tastefully decorated. The beds were comfortable. The bathroom was wonderfully large. The host family were incredibly friendly and helpful (everything you could ask). The cooked food was fantastic. Close to downtown and there is limited parking.
The bad: The parking area is limited by the fact that the owner has two cars, a camper, and a dirt bike in the drive. One morning we went to make toast and found the bread to have mold on it. The breakfast room has a algae filled tank with no fish in it. The sitting room is closed off apparently as a laundry area. We ran out of toilet paper on day two.
We did enjoy the stay overall and would consider returning but we felt that we have certainly found better conditions in other B&Bs. I think there might need to be a bit more organization at this B&B. Make your decision wisely.
