Thanks to other TripAdvisor reviews we stayed here for two nights in April. Steve and his family made us feel very welcome, and because we were there during the royal wedding bank holiday, they also checked out transportation options for us and made sure that we didn't get ripped off. Our room was clean, quiet and cozy, breakfast was substantial, and the location was perfect--close to the Hadrian's Wall path, and within a short walk of downtown Carlisle. The Holly Trees is in an area with many B&B's but I can't imagine you could find a bettter one!

We had a very pleasant and comfortable stay at the Holly trees. Steve was very friendly and helpful suggesting g. places for us to visit every day which was very useful as we did not know Carlisle. It was near a lovely park with river where we saw lots of unusual birds as we were keen birdwatchers. You could walk up the road and in 10 mins. be at the eating places, we went to 3 different ones and all very good.

Small but beautifully appointed B&B, full of character and original features. Very friendly and helpful host. Excellent breakfast, cooked to order, served in a lovely dining room with quality table settings. Extremely comfortable bed with very tasteful bedding, ensuite and coffee / biscuits provided. It suited us perfectly for an overnight stay and we hope to return. Many thanks.

Visited Carlisle with my wife and son who was attending an audition at Cumbria Uni. The location was exactly what we needed in walking distance of all amenities inc the Uni.

The reception we had from Steve was top notch and the hotel was "spotless" with all the comforts from home. Breakfast was incredible (biggest I've had anywhere) and being able to park the car directly outside was a great bonus.

In all a great place to stay with a very friendly and appreciative host (even though he had difficulty with my welsh accent!!) If visiting Carlisle again would definatly stay at Hollytrees and would recommend to anyone.
