This was the ideal location for our stay, yards from the beach (we could see it from our bay-windowed room) on the sunniest October weekend on record, in the sunniest town in the UK!
Initial impressions are that this Guest House is absolutely immaculate outside and in, even the carpets look new and it has a 'just decorated' look, it really is spotless and very well kept indeed.
We stayed in the large 1st floor room to the front of the property (the Lushington room), and it is spacious, very well equipped and very luxurious with a huge bed and a huge shower enclosure, not just luxurious for a guest house but it's plusher than many 4 star hotel rooms I've been in. The lounge and breakfast room are also beautiful and the breakfast itself very tasty with lots of choice.
The welcome from Patrick and Gwen was warm and friendly and they are the kind of people you feel like you've known for years - we were running (VERY!) late on arrival and Gwen went out of her way to leave a key with a neighbour for us as she had to meet her young grand-daughter from a train journey and didn't want us to be left standing outside.
The guest house is perfectly located, close to the beach, within 5-10 mins walk from everything, and I got parked (free) on street directly across the street from the Loriston.
I really wouldn't consider staying anywhere else if/when I return to Eastbourne.
