“A most pleasant surprise, with benefits”

I needed a relatively cheap-ish, central place to stay in Lisbon over a long weekend on my way to another European capital and I found this by almost accidentally googling for hotel-price-location, I'm ashamed to say - I should definitely have come here first but I was in a hurry and my connectionthingy kept breaking down. So here I am, prepared for a refurbished version of a pensão. Instead I find myself in a hidden gem of a place. Accessible from 2 Metro/Underground stations but awkward for cars to navigate so take a taxi at your own sense of adventure.
Havving gotten there, it seemed out of this world. Built in the 1950s, completely renovated early this century. Rooms available for all sorts (family-suite-like, double beds, twin beds and so on) and my sort had a single room. It was spacious enough, wardrobe-space enough, about 40 cable tv channels, very decent a/c and all spotless and cleaned to pristine standards every day when I wasaway.
Staff couldn't be friendlier or more bilingual (polyglots, I suspect, but I only go as far as speaking 2 languages in any degree of fluency and I was very much at ease thanks to the effortless fluency at he reception, breakfast room, outdoor patio-esplanade). Extremely helpful as well.
Not expensive, clean, friendly, good value for money, nice mix of nationalities staying and working there. Plus heaps of advice on things to do in Lisbon both touristy and a bit more alternative, local, typical in a true sense.
Pratically 5 stars but the one I didn't give is more to do with the poor bus links and the bafflement of taxidrivers. The underground stations are ideal for families with young kids, singles up to 60 and couples ditto. If you are older, more obese or in some other way handicapped, ask for the nice people at reception for advice.
Wi-fi available in the most expensive rooms.
General ambience, atmosphere & architecture are a triumph of ageless comfort amidst all the new modernist condos and run-down townhouses in the vicinity.
Kudos to all working there and what a happy compromise between tradion and modCs

This small Hotel is very well placed, close to Bullfight Arena, close Lisbon centre and a few minutes walk Metro and buses.
Rooms are no so big but are clean, with TV, air conditioned, confortable bed. Bathroom was very clean. Nice breakfest. Very friendly staff. If you are looking for a not expensive Hotel with confort and sleep well, so I think this Hotel is a great option choice.

“Nice Hotel in Nice Area of Lisbon”
4 of 5 stars Reviewed 31 May 2011

I have just stayed here for 4 nights, on the strength of the revues on here, and the fact that it is the one of the cheapest places to get an en suite room in Lisboa. I can only back up what has already been said. The hotel is on a quiet street in very nice, shall we say middle class area of central Lisboa. Very handy for the metro. Campo Pequeno, Saldanha, and Sao Sebestiao stations are all within walking distance. There is a Lidl, supermarket opposite, and a Pingo Doce supermarket just up the road, to keep you supplied with all the little things you may need. There are also plenty of restaurants, street cafes, and pastelarias in the area too.
Rooms are small and basic, but very clean and had enough wardrobe and draw space to put all your stuff to keep me satisfied. Staff seem friendly enough. Breakfast is just your basic Portuguese buffet style affair. there is also a little patio area and garden round the back.

Bad points. Maybe it was just bad luck with the room i was in. But the occupied room above me had the creakiest floorboards ever and you heard every little movement. Breakfasts could have been made better if i could have found some cold or at least room temperature milk for the cereals, and surely a toaster wouldnt be too much to ask for, at what i am sure is one of the best Residencials in Lisboa .

“Good price and excellent location”

I was in this small hotel in May 2010 when I was in Lisbon to go to the Rock in Rio concerts.
The rooms were nice, quite big and very clean. The breakfast was simple but adequate.
The location was good, close to cafes, restaurants and supermarkets. Is housed in a very nice neighborhood of Lisbon. It is still very close to El Corte Ingles and the metro.
Very nice!

“Quiet, clean, friendly, small, and good value for your money”
4 of 5 stars Reviewed 8 October 2009

Residencial Italia Hotel is a small hotel in a rather quiet neighbourhood somewhat out of the city centre. The next bus stop is about five minutes away, to the next metro stations (São Sebastião (blue line) and Campo Pequeno (yellow line)) it takes about the same time, which give excellent connections to both the airport (appr. 30min) and the city centre (appr. 15min) . In its surroundings there are several small shops, restaurants, cafés, and supermarkets so that you do not need to go to the city centre if you do not want to.
The whole hotel seems to have been renovated within the last few years, everything is fresh and very clean. The rooms are small, basic, but very functional and the furniture in a good quality. Depending on the purpose of your trip, the "inner" rooms of the hotel, of which there are four on each floor, might be a negative point. My room e.g. had its window to a larger ventilation shaft only, which made it very dark. Since I was out quite early in the morning and came back rather late at night this was not a problem for me. If you plan to stay somewhat longer in your room during daytime, it might be a good idea to specifically ask for one of the rooms facing the very large and nice backyard or the street.
In the price included was a rich breakfast buffet consisting of cornflakes, chokoflakes, milk, coffee, tea, juices, different breads and rolls, cheese, goat cheese, ham, different kinds of jam, and fruits, which was diligently refilled.
One distinguishing characteristic was the uniformly friendly and helpful staff, who made you feel very welcome.
