Spent 10 days in a family room for four. Very clean and comfortable. Nice, helpful establishment (we spoke no Italian!). Breakfast is a treat and we loved the roof top dining room.
Great location, would recommend to any family.

We've passed here the last weekend in september and the only advantage of this place - its location - real center, 2 minutes walk from minimetro station and less than a minute by feet and you are on the main street. The room was old, especially the bathroom: a shower with a short curtain:) After even a brief shower made with ATTENTION bathroom becames unusable... Dirty towel and noise were the maximum disappointment - if you are a light sleeper it's definitely a wrong place. Moreover I didn't notice air conditioner and considering that during the night outside there is a mess it's a problem. I understand it's a budget hotel, but it has 3 stars and nowadays 3 stars are not that bad..

Location!!!!
We loved this hotel though it was very hard to find even with a gps. Good breakfast in a nice atmosphere, no restaurant but really good restaurants and bars at its doorstep. A little walk up the hill to the piazza with lots of shops and eateries. The town itself is lovely and worth doing to little red bus tour. The only minus was the noise after midnight on the street side.

The last leg of our first trip to Italy ended in Perugia. We had had a great trip up until then and just really wanted the last stop to leave us wanting more. Well, it did! This hotel was part of the positive experience we had in Perugia--we got a great rate (63 euros during the low season), a good view, a great breakfast, and Catherine gave us great suggestions for restaurants.

I also like when a place gives a good breakfast. I think of scrambled eggs and strips of bacon as such an American thing that I was surprised to see them at the breakfast buffett. It was a nice surprise, especially after we got pre-packaged cookies and cappuccino out of a vending machine for breakfast at the place we stayed at in Venice.

Notes:
-The room is basic. The bathroom seemed like it was from the 1970s but it was clean. I was mystified by the lack of a shower curtain, but I chalked it up to a cultural thing.
-I like the scale of the place. Not too small, not too big...with amenities.
-Location was perfect for us--right in the center of the historic area of Perugia.
