This is just outside of the old town on a main street, so the noise and associated gas smell was an issue. Gubbio seems to have a unusual number of low powered motor bikes that make a high pitch squeal. The bedroom window blocked some noise, but the bathroom window was open -- the bathroom was so tight that it would have been challenging to close that window.
Clean, but dingy. There were glass tops for the desk and each of the nightstands, but one of the glass tops had cracks and breaks with stains underneath, evidencing that the glass had needed to be replaced for a while. The bed was two saggy cots clamped together and made up with one set of full (matrimoniale) sheets. The extra blanket was almost 1/2 the size of the bed. The elevator was broken.
The desk staff was nice. The day person speaks English well (and explained which doors were locked and when and which doors remained open). She also explained where we could park for free. The night person does not speak English, but he figured out our request. Breakfast was pastries, cereal, milk, "juice," and a Nescafe machine's offerings.
This was our first 2 star hotel in Italy that wasn't wonderful, so I am not clear how the star ratings work.
