Overall, the Sardinia Domus is a great little place.
Starting at the entrance, some of the other reviews have commented on the stairway. I am 59 years old, overweight (see below), had a heart attack in 2003, and have occasional problems with my ankle (carrying a stick as a precaution at time of visit). I had no problems getting up and down the stairs, even with luggage.
The place is clean, reasonably priced (EUR 45 for a single with shower and WC), and friendly. The breakfast is a pretty copious "continental" job - not the thing if you demand your morning fry-up, but very enjoyable and potentially "filling" for those who don't want a big lunch.
My room was at the back (hence no view - not a problem for me) and quite large for a single. My one quibble, given the space available to those adapting the space as a guest bedroom, was that the shower could have been a bit bigger. As mentioned above, I'm fat, and getting into and out of the shower was a tight fit. (I've stil got the red line on my belly left by the shower door!)
Situation on Largo Carlo Felice was fine, with no traffic noise - a pleasant surprise given the "busy-ness" of the area.
