We stayed there the in the first week of October for two nights. The room itself is clean and neat and there is nothing fancy. No complaints there except that the tv didn't work but this didn't bother us too much. However we did ask when breakfast will be ready in the morning and they said 8 am and it was never ready at that time and between 30-45 mins late. This was an issue on our last day as we missed the early train to Florence because of this.

More of an annoyance than anything else is the electricity that works only with a card attached to the key and we were three people, so one of our party went back in the evening and thus could not switch on the lights and there was no one at the desk to ask if they could help. In fact there is rarely anyone at the desk.

The place was decent in that it is clean and the rooms and bathrooms are good and what is expected but the electricity, breakfasts and helpfulness is more than wanting.

We arrived at night and checked in late. I had to call them to open the door. The staff came fast which was good.

The first night we stayed in a room which all the things were good except the noise from the kitchen just next to the room. I called and told them at that night and the staff told me that the machine would turn off in half an hour. However, Air conditioner machine was working all night with loud noise. My mum could not fall to sleep.

In the morning I told the staff and asked to change to another room. At the beginning, we were told to move to a room with two doule beds. However, we were required to move to
another room because the previous one was booked and they forgot it.

The third room is really small. The bathroom is outside the room. The floor, including the bed and wardrobe are slanted. The bedline is not clean, with dirty sign.

The breakfast was really limited. The first morning I told them and required for another bread. However, the second morning they still provided with the same breakfast and refused to provide the extra bread.

“Clean, Quiet & Romantic ON A BUDGET”

First off, this place is hard to find!! Near Santa Croce Piazza; but no one knows where it is; take a good google map and VERY Concise directions or you will be lost carrying your luggage for hours. There is a small brass sign next to a door, ring the door bell and they will buzz you in. Walk down a very creepy brick hallway, turn to your right and go up some really old stone steps to the second floor. You will get the impression you are going into someones home. Here you are. The absolute nicest guy will meet/greet you and help you to your room. The rooms are beautifully decorated and some are larger than your standard European hotel room. The rooms with a canal view were very romantic and helped give the full Venetian experience. Breakfast was sparse but there is a bakery a few doors down and a CO-OP grocery store facing the Piazza .
We absolutely loved this place. Centrally located between the train station and the Rialto so you don't feel like a tourist. Sit on a park bench in the Santa Croce Piazza in the afternoon as the day winds down and see what the local Venetian life is really all about. A wonderful and enlightening experience.
A word of caution, take a boat bus(if you are cheap) when you carry your luggage to & fro from the hotel. Dragging it UP & DOWN all those bridges over the canals will drive you insane.

Room Tip: Some rooms have the bathroom in the room and some rooms use a bathroom down the hall.

“great hotel”

My friend and I stayed at this hotel, quite by chance. It was not our first preference but the hotel we booked in "over booked" ( a regular hazard, so I have heard) and refered us to this little hotel. After checking out their website we confirmed and even though we were a bit nervous about it, we were looking forward to our visit to Venice.
Let me tell you, do NOT google directions to get to this hotel.. you will never find it. Its a bit complicated to get to it. At least to us it was. When we finally got there, the room was ready, the gentleman who met us was most helpful and welcoming .. BUT, there is always a but.. the room was most unsatisfactory. The room did not over look the canal, Unless you leaned over the balcony and looked. And it was small and the floors appeared to be sticky. The air conditioner was not working and was actually heating the room!! After a few calls to the original hotel which suggested this to us and not getting much help we were very upset.
We managed to get some help from 2 wonderful ladies who were staying on the same floor as us. They suggested that since they were checking out the next day why dont we ask to move into their room., which we did.
The management was really nice. They couldnt understand why we did not want a room with a (tiny) balcony but they did very quickly and efficiently cleaned the other room, moved our stuff and the rest of our stay was wonderful. The room was enormous, looked like it was supposed to from the website and it overlooked the canal.
I would certainly recommend this hotel. The little Piazza had the nicest restaurants which we would certainly recommend also.

“An excellent B&B in a great location”

This was an excellent B&B in a great location a little off the beaten path but easily within walking distance of the Rialto and San Marco. The hosts were very accommodating and the breakfast was enough to keep us going to dinner time. It was very clean and our room was very spacious with a balcony view of the canals. Many restaurants to choose from within a few block radius.
