This place was terrible. First there was no one there to greet us. The door was locked. We rang the buzzer and when someone answered they told us the key to our room was on the front desk and they buzzed the lock to let us in. Next, there was no electric and no one to give us information on the how the electric worked and what to do with the key and the electric card. I had to go downstairs, go outside and press the buzzer again. Then, we found an old, molded fruit salad in the fridge (which didn’t work.) Every time we needed to have a question answered we had to go downstairs (very steep) outside the front door to the buzzer and push the buzzer to talk to someone. When an emergency came up we decided we should go back to his niece’s in Munich. The desk clerk finally came the next morning when we rang her from the buzzer downstairs and told her we needed to check out. When the clerk said we would be charged for both nights, I got upset and said that we would stay the second night, but would not enjoy it. She later called the room and said we could leave and not be charged for the second night. While checking out, she wanted a credit card so I gave her my new Expedia Citi credit card, not the one I used to book the room online with Expedia. I was very surprised and irritated to find upon my return back to the U.S.A. that I had been charged one night on each of the credit cards!
I e-mailed the hotel several times stating that they had made a mistake and asking for a refund on one of the cards but did not receive any response until a week or so later when I posted my opinion on the hotels website. Their response was basically that they had the right to do what they did.
And if that wasn’t enough, the posting of my opinion on the Hotel’s website was changed to where I loved the place! I could see where they might delete the posting because it was not in their favor at all, but to keep my name on the posting and change the things I said tells me they are truly dishonest. “Be warned, uses same scam continuously...”

Read previous reviews on this hotel and it was mentioned that guests are moved to other hotels, but price and location persuaded us to book. Be warned its happened again. Three day prior to our visit I e-mailed to confirm arrival. No reply was receievd. Very hard to find but arrived on time and was told that we could stay one night but "a problem with room" would mean moving to another hotel, same rates, same ammenities etc. As compensation free trip to Murano was offered. Breakfast was extremely poor, one plastic wrapped stale brioche, cold coffee, two pieces of french toast! Directed to next hotel, on arrival told one night sharing bathroom, next night another room with own bathroom. Not acceptable to move three times in three nights so refused room. This proprietor then rung another hotel managed to secure room for two nights. He knew nothing about free trip.15 minutes walk to next hotel Diamante, which was delightful, contemporary, clean and breakfast in bed each morning, wonderful. Two minutes from St Marks. Wished we had booked here first. Proprietor at this hotel knew of Lagauna having done this often. Again knew nothing about free trip. Would never recommend Laguna even to enemies, Diamente far better and would recommend every time. Be warned......

I booked this hotel on Venere before I ran into some horrible reviews on TripAdvisor. As recent reviews show, the Residenza likes to overbook.

After we found the Residenza, they told us they booked us at their "alternate hotel." After the check-in agent unsuccessfully clicked around on Google for 15min to find us a map to the alternate hotel, we hiked another 30min with our luggage to the location. The other hotel didn't have our reservation, and called around for an HOUR before sending us to a THIRD hotel.

All-in-all, it took us at least 3 hours from the time we set foot on Venice before we finally got a hotel room!!! We received no apologies and still paid the same rate. At least the hotel room we finally got seemed comparable, but that really isn't worth anything after the ordeal... Book this place at your own risk.

I arrived to the hotel with a confirmation voucher from a hotel booking site that I've been using over the years (without ever a problem.) My flight landed late and I did not get to the hotel until 8pm. Upon ringing the bell, I was told (over the intercom) that the hotel was fully booked and that my confirmation to stay there invalid. The receptionist would not allow me to go upstairs to speak with her, even though it was freezing temperatures outside - she asked me to walk around the area for 15 minutes twice until I insisted to talk to the hotel owner. The owner offered 'an alternative' accommodation in the Canareggio area, back by the rail station and certainly nowhere near the Realto area which was the best feature of this hotel. The owner was half an hour late to meeting me at the 'alternative' accommodation, which turned out to be a random apartment in a dodgy area. When I hesitated to accept staying there, instead of apologizing for the obvious mistake of accepting too many bookings, he became hostile and tried to kick me out of the apartment. I had to stay in a 1 star hotel as everything else was booked out. All this I was appalled by the obvious lack of professionalism/ customer courtesy and would strongly advise not booking this hotel.

Unbelievable!!! Please avoid this awful hotel with terrible (inexisting actually) welcome!!! We had made the booking through a very reliable website which I use for every thrip abroad. I never had to face any invonvenience through bookings with this hotel, in any country.
Our plane was supposed to arrive at midnight and we called the owner - in Italian-, 2 weeks before, to warn him about this. There was not supposed to be any problem for him.

On the day of arrival, we first sent friends of ours at a decent time to do the check in, to avoid any pb due to late arrival... They did not manage to get in touch with anybody, and than by calling a phone number, someone told them that they did not receive our booking ( proof through the website, the phone call AND the voucher...)...
Arriving there at the time planned, we were supposed to call the entry phone : no answer for 1/2h. Than we called the "urgency " number (from our french phone, I will ask for the reimbursement) and a girl told us whe was trying to " fix this"...

After knocking at the door, calling the entry phone, the customers of the hotel, and the girl from the urgency number... for 2 HOURS ( 2 am in the morning in the streets of Venice after a long trip...), we are still waiting for the guys to " fix " this, and ended up (luckily) with another hotel of the neighbourhood.....!!!!

To summarise :
- no respect
- no service
- irresponsibility
- dishonesty

PLEASE AVOID THIS HOTEL AND HIS TERRIBLE OWNER IF YOU WANT TO ENJOY YOUR STAY!!!!
