Hotel is located in an area that is not known to anyone and the hotel itself is not known even to people in same area. It took us more than 40 mins. Looking around and carrying our bags across different stairs near the canal. I printed the map of the hotel but was not of help except for the name of the street allowing some people to tell us go this or that way. The hotel is very far away from center city (St. Marc and surrounding). Area not nice and poor in terms of entertaining and style. Restaurants choices are minimal in the subject area. Room was very different to our style, in terms of style and location, and we felt as we are living in dorms and we are older than this (my husband and I are in our late 40s), however it was clean. Room is part of a block on the backyard of the building and overlooked by all the back balconies of other buildings. The hotel is only near the bus station. Staff was helpful but what can they do with the whole mass of this reservation. The experience of this style of hotels (of course we can not call it a hotel) was not nice and sure we will never repeat it again. Also it does not worth the price we paid for.

We agree with the other reviews the room was exceptionally clean, rooms are air conditioned, breakfast in the garden is a delight and the two owners (brothers-in-law) very friendly and helpful.

Warning if you arrive by rail you need to carry your bags over the new Caltrava bridge to get to the Piazzale Roma and then over a smaller bridge.

“Probably good value for Venice”

Venice was certainly the most expensive City we stayed in in Italy, and when commeting on this hotel I willkeepthat in mind. The hotel is well placed, being near the train station and bus terminal, however the instructions on how to get there were terrible. We had great difficulty finding the hotel. It is in a quiet street and upon arrival was shown to our room. It was a loft room and rather small. Not many places toput your suitcase down. We had totake our luggage up 2 flights of stairs, which was not ideal. The bathroom was quite new and certainly adequate. Better attention should have been given to servicing the room as we ran out of toilet paper. The breakfast is only fair, and whilst I can drink coffee no matter how bad it tastes, my travelling companions could not drink it. How difficult is it to make a decent pot of coffee? The staff were very friend ly. Would I stay there again? probably not as I would like try something a little more central and a little better standard.

I couldn't have asked for anything more during our trip to Venice. The hotel was close to where we wanted to be yet entirely secluded and quiet at night. The innkeepers were extremely helpful in planning our day with us, and the room had character, was very private, and everything was very comfortable.

The hotel is located very close to the main bus terminal and railway station, in a very quiet street. Despite it's proximity to the major public transport centres, it is absolutely quiet there. It's in a perfect location to discover Venice by foot or catch the regular ferries around and through Venice. eg. Grande Canal

The rooms are tastefully decorated, comfortable, immaculately clean.

The hotel staff are friendly and assisted all the guests with their luggage.

Breakfast was a simple affair consisting of coffee, cornflakes, croissant, juice, yoghurt.

We stayed in Venice for 5 days and would definitely stay at this hotel again.

Tips for Venice:
1. Arrive during daylight, as Venice is a maze and would be very difficult to navigate for the first time visitor
2. The food and drink in Venice is very expensive. We visited many cafes and restaurants (especially making an effort to get out of the main tourist areas) and were generally disappointed by the quantity and quality of the food. Many of the cafes and restaurants seem to exist to only serve Tourist Food. The local products in the supermarkets were of better quality and variety (good alternative for lunch)
3. We chose not to buy the Venice Card as walking was quicker and more enjoyable. Did on occasion buy the 1 hour / 1 trip card.
4. We found Venice much more enjoyable in Autumn rather than Summer due to the tourist crowds.
5. If coming in Autumn or Winter, bring your wet weather gear, including Gum Boots (or buy some of the fashionable Gum Boots in Venice)
6. There is no need to stand near Piazza San Marco, as Venice is easily discovered by foot and there is much more to see in Venice than the Piazza San Marco and the Rialto Bridge!
7. Catch No 5 Bus from the Airport to Venice = cheap, easy, quick
