Locanda Marinell is a close walk from the Piazzale Roma (only one small canal bridge to lug your luggage over). Nick and Daniel are gracious hosts, who provide valuable information for the tourist. The B and B is very clean, air conditioned, and on a small, quiet street. Breakfasts are of the typical continental variety: coffee or tea, croissants, jam, yogurt, cereal and juice. But ignore their dinner recommendations for the Veneziale restaurant; very mediocre. Try Osteria ae Gravate, right accross from the Albergo do Sol: excellent seafoor, nice wine, accomodating owner.

This hotel was much better than what we had expected. With 160 a night in a pricey place like venice we were bracing ourselves for the worst but this place exceeded all our expectations.
The location was amazing - just 5 mins from Santa Lucia station and 2 mins from Piazzale Roma this was really the place to stay in. The room was spacious and even had a separate living room. The room had a exclusive patio with it. Eating joints were within 50m and one could sit next to the canal and eat.
The staff was very helpful and always on call. in fact our advise to this place is to put better photos on the website so that people dont underestimate it.
Clearly it made our Venice experience better and was superb value for money .

Hotel is located in an area that is not known to anyone and the hotel itself is not known even to people in same area. It took us more than 40 mins. Looking around and carrying our bags across different stairs near the canal. I printed the map of the hotel but was not of help except for the name of the street allowing some people to tell us go this or that way. The hotel is very far away from center city (St. Marc and surrounding). Area not nice and poor in terms of entertaining and style. Restaurants choices are minimal in the subject area. Room was very different to our style, in terms of style and location, and we felt as we are living in dorms and we are older than this (my husband and I are in our late 40s), however it was clean. Room is part of a block on the backyard of the building and overlooked by all the back balconies of other buildings. The hotel is only near the bus station. Staff was helpful but what can they do with the whole mass of this reservation. The experience of this style of hotels (of course we can not call it a hotel) was not nice and sure we will never repeat it again. Also it does not worth the price we paid for.

We agree with the other reviews the room was exceptionally clean, rooms are air conditioned, breakfast in the garden is a delight and the two owners (brothers-in-law) very friendly and helpful.

Warning if you arrive by rail you need to carry your bags over the new Caltrava bridge to get to the Piazzale Roma and then over a smaller bridge.
