We stayed there for 3 nights last month and found it to be excellent. Our room was huge - the bed almost king size. The area was quiet so we slept well. The staff were very helpful - especially Antonella - the receptionist. We were there at the hottest part of August so the airconditioning was very welcome. The hotel has only 10 rooms. There is also a dining room if you want to breakfast there. The decor was light and there were paintings on the walls. They like to allocate the first floor rooms to older people. There is also a chairlift for wheelchairbound guests. The room was clean and we were served a continental breakfast in the room every morning. There was a choice of coffees and also tea which you selected when you checked in. Our room was on the first floor and we did have to carry out luggage upstairs.

They don't have wireless or TV or a phone in the room. Wireless is only available in the lobby. The hotel was behind the church S Apostoli and close to the Strada Nova for shopping - with a supermarket about 5 minutes away from the hotel. There were lots of open air cafes nearby. The Rialto Bridge was about a 7 minute walk from the hotel. St Mark's was about 20 minutes by water transport. All in all, we really enjoyed our stay at Locanda Novo.

We found a great deal on the Internet for this place so booked a room instead of staying in a hostel outside of the centre when travelling around Italy over the uni summer holidays. Our room was huge, with a door between two section so we essentially had a room each, helped by the fact that there was only two of us in a room originally booked for three people. On the top floor of the hotel we had beautiful rooftop views and as a result of the big open windows we spent a lot more time in our room than we would have expected, especially as we had good sized living areas. Air con was effective and much appreciated.

Breakfast was pastries, bread, jam, coffee delivered to us at the time we specified which was great. We also got free wifi in the lobby. The location was perfect, set just off a piazza and extremely close to the station and sights. I honestly don't think I could recommend the place more if it's possible to find reduced deals. We couldn't believe why we were getting for what we paid.

Our room was a tiny attic space area reached by climbing several flights of dangerously straight stairs. Sink was clogged, floor was covered in crumbs and other dirt. I told front desk about both and asked if someone could vacuum. Neither ever happened. My guess is that their maid does not want to climb those stairs either!

We stayed in a four bed room (2 adults and 2 children) but even with a large double and two full size singles there was acres of space. Breakfast is ordered at check in and delivered to your room at the time requested. You can either eat in bed as we did or take it into a shared adjoining grand reception room with a large table.

The hotel is about 5 mins walk from ca d'oro or Rialto Water bus stops. Loads of restaurant to choose from on your door step.

We would stay again if our favourite venice hotel is full again!

We stay in the room in the highest floor, roof top. No lift and had a very straight staircase. no tv and no internet access. Had a very nice croissant for breakfast. very Venetian with hundred years of history. still acceptable.
