Just a hop skip and and a jump from St Mark's Square and a two minute walk from the vaporetto stop (San Zaccaria) tucked in an alley but there is a sign half way up the main thoroughfare opposite the stop. Reception staff were friendly enough and check-in was efficient. Rooms were made up every day.

For the deal that we paid for (which included return flights) the cost of the trip was a bargain. Room was ok and clean, although not gleaming but no bed bugs in our room which means I'm fairly happy. There was an ice sized bathroom but very thin wardrobe, Extra blankets and pillows were provided. We were on the 2nd floor and no window views but to be fair we were out most of the day anyway. The ceiling was a bit thin but only when the couple got fairly amorous above us - well it is the city of romance after all but generally no bother when they were quiet.

There are no lifts and those that require special access i.e. if you're a wheelchair user will be out of luck. The stairs are also narrow. If you're on a weekend break, thoroughly recommend packing a daypack if you can manage it and wear all your bulky clothes if you're going in the winter season. We managed to and took all out toiletries in the travel sizes although sachets of shower gel and shampoo were provided.

Breakfast was a bit basic, cereal, fruit juice, tea/coffee and a sad looking but edible croissant but if you're on a tight budget then more than enough to fill up on. No hot food provided. The breakfast room is small and you may have to wait for a table. Breakfast was 8am-10am.

At the moment it is very cold so do wrap up warm but this meant that the hotel was very warm and cosy. The downside is that so was our room and we had no control over the temperature which meant it was sometimes a bit too stuffy to sleep well.

If I was to return on a budget again I'd certainly look this place up given it's location and the fact that it's not too difficult to find (look up on google maps or something first :-) ).

“Great location and valur for money!”

Just walking distance from San Marco, room was nice & clean at a very affordable price. Definitely recommended. Only to be avoided if you are physically unfit or have special needs: series of steep staircases with no lift ( a common theme in venice though). Breakfast was ok but we had to wait for a free table (breakfast room is small)

My wife and I booked the room last minute during a trip to Europe and we liked the hotel. We got the 5th floor attic room, and we thought it was awesome. The room was small, but very interesting and classically Venice. No, they do not have a lift, so you do have to walk up 5 flights of narrow stairs, but we thought it was worth it to have our own floor. I am a 6'1", 220 pound guy and I would not recommend this room to anyone much bigger than me though, tight fit in the shower and stairs.

This hotel was a bit tricky to find, but it was due more to the fact I can't read maps very well! The reception is in a different building to where I stayed, but honestly, that caused no problems, there was a phone in the room that could be used to contact reception if there were problems. The room was clean and well maintained, it was a bit small, but it was a single. The breakfast was a satisfactory continental breakfast (with a tasty cappucino). The location is briliant, it's one of the first casse's off the Grand Canale next Piazza San Marco. Talking to other holiday makers (during tours and since leaving there), I've discovered I was very spoilt with the position. The staff are friendly and helpful and the young man on reception even carried my suitcase up the stairs (one flight) without me even asking!!! I will definitely stay there again.

“Horrible Hotel , not even 1.5 stars!”

It took us a while to locate this hotel , yes close to St. Mark square just by the water. the hotel is very congested NO LIFT and we were allotted a 5th floor room ( which is by the way an attic forcibly converted into a room), It had stairs walking to the room @! we had to drag our heavy travel bags without lift to this room !.
I requested the manager upon our arrival to give us room in the lower floor since we are carrying heavy luggage . However he denied of having any rooms available other than allotted to us . Later in evening on our way out we seen couple of rooms vacant.
The room was very dingy , bad decor , stinking bed ! bad air-conditioning upon complaining they said its functioning fine without even making any attempts to correct it.

I am comfortably quoting here of we being subject to racial discrimination ! I am very much considering of lodging a formal racial discrimination complaint to Italian embassy .

Overall bad experience where the hotel and room is concern .
