Just a hop skip and and a jump from St Mark's Square and a two minute walk from the vaporetto stop (San Zaccaria) tucked in an alley but there is a sign half way up the main thoroughfare opposite the stop. Reception staff were friendly enough and check-in was efficient. Rooms were made up every day.
For the deal that we paid for (which included return flights) the cost of the trip was a bargain. Room was ok and clean, although not gleaming but no bed bugs in our room which means I'm fairly happy. There was an ice sized bathroom but very thin wardrobe, Extra blankets and pillows were provided. We were on the 2nd floor and no window views but to be fair we were out most of the day anyway. The ceiling was a bit thin but only when the couple got fairly amorous above us - well it is the city of romance after all but generally no bother when they were quiet.
There are no lifts and those that require special access i.e. if you're a wheelchair user will be out of luck. The stairs are also narrow. If you're on a weekend break, thoroughly recommend packing a daypack if you can manage it and wear all your bulky clothes if you're going in the winter season. We managed to and took all out toiletries in the travel sizes although sachets of shower gel and shampoo were provided.
Breakfast was a bit basic, cereal, fruit juice, tea/coffee and a sad looking but edible croissant but if you're on a tight budget then more than enough to fill up on. No hot food provided. The breakfast room is small and you may have to wait for a table. Breakfast was 8am-10am.
At the moment it is very cold so do wrap up warm but this meant that the hotel was very warm and cosy. The downside is that so was our room and we had no control over the temperature which meant it was sometimes a bit too stuffy to sleep well.
If I was to return on a budget again I'd certainly look this place up given it's location and the fact that it's not too difficult to find (look up on google maps or something first :-) ).
