This delightful little hotel is a real gem hidden away in Venice. The staff are the greatest asset. Nothing is a problem and they are always there ready to assist with any needs. Their friendly nature and helpful assistance really made our stay even better. The hotel is well located, right near the main train station but up a very quiet lane. The area is fantastic for food and shopping and at the main vaporetto stop. Walking into the centre of Venice is also easy from this location. The great price for this hotel made was exceptional value for money in Venice. Our rooms were spacious, very clean and comfortable. Breakfast in the garden courtyard was a real treat.

The location was great - it was a very short walk from the station (less than 5 mins) and easy to find. It was easy to explore the city from here. My room was simple with a shared bathroom, but it was a nice hotel, and I would stay again. The staff were all very helpful and friendly.

I stayed in this Hotel in 2006 and found it wonderful and made friends with Gianni & Allesandra, the owners.
I returned this year in September for another 6 nights. Nothing has changed in the 5 years. The Hotel is still as immaculate and spotlessley clean as it was in 2006. The only adverse comment is that the rooms are starting to show their age and could do with a make over. However, having said that, how long do you spend in the Hotel room???
Its location so close to the Santa Lucia train Station and in a side street, devoid of the noise of Venice, makes the location a 10/10.
The rooms are small, but have individual air conditioning and the beds are comfortable and the pillows are good. That makes up for the small and a bit dingy rooms!
The staff and the owners are all wonderful and speak English ranging from "OK" to "Very Good"
Although I did not take breakfast this stay, I did see it and it looked as good as it was back in 2006.
Apart from the lovely owners, the best thing about this Hotel is its location so close to the train station, easy walking distance to the bus station and close to the waterbus stop. It is off the main shopping street of the Cannaregio area of Venice and is close to many wonderful restaurants. It really is a gem of a Hotel and if the owners give the rooms a make over, with some new oaint and new furniture it would be 10/10.
As it is, I rate it very good value in very expensive Venice, and would give it 8.5 out of 10

thanks to others taking their time to review this hotel, made my choice to stay here easier!. This was an excellent choice, very easy to locate and an excellent location for arrivals/departures. We found the staff to be very friendly, even joking with us despite different languages. The room we chose had a private (ensuite bathroom), the room was small (expected) and immaculately clean, basic furnishings, no issues with street noise at all. It was nice to open the windows during the day, and loved the shutters that totally closed out any noices from the calle during the night. The bathroom was better than expected, small shower with excellent water pressure and lots of hot water. We chose not to have the breakfast, went to a local place instead. Front desk made an excellent restaurant recommendation at which we dined several evenings! This hotel and staff certainly more than met our needs and was a good choice for both price (during high season in Venice) and location. The location not only afforded us a base (train station) for when we wandered around and needed to re-oriente ourselves, but the Cannaregio area was interesting in that it afforded a more 'local' living perspective. I enjoyed the local street markets and specialty food shops that were within a few minutes stroll of the hotel. This is a gem!
