The room was on the small side but very clean and tidy.The bathroom looked as if it had been recently re fitted. The air conditioning was not on but when we asked at reception we where given a remote control to operate it.The staff where very helpful and freindly and the breakfast was nice.We would recommend this hotel to anybody who was looking for a good value for money break.

Found hotel staff to be friendly and helpful. Cannot understand previous bad reviews, perhaps folk are expecting luxury 5* hotel treatment when they book a 3* bed and breakfast.
Hotel situated on a small lane off the main road within 15/20 mins walk of the Lido water bus station. If this is too strenuous then the are 3 buses (A, B & C) from a nearby bus stop that drops you off at the water bus landing stage.
Rooms and bathrooms very clean. Would stay again in the future.
If you are holidaying in Venice recommend buying a Venice Card. This saves a lot of hassle queueing for water bus tickets and saves money in the long run. Check the prices on their website.

I would not recommend this establishment to anyone. The rooms are pokey especially the bathroom which didn't have enough room to swing my arms let alone a cat. The manager refused to put on the air con when it was too muggy because it was October and it was too noisy if the window was left open. Breakfast was terrible. Milk and fruit juices were diluted! Manager was mean and rude and his staff equally unfriendly. Location was not too good either being in Lido and it was a 15 min walk to the vaporetto. Should be a one star B&B not a 3 star hotel.

My friend and I travelled to Venice in October and we stayed in this hotel for 3 nights.

This hotel was hidden in a side road off the main street which is quiet difficult to find even with a map. The building was a bit run down and the twin room was smaller than average.

The air-conditioning system was switched off during our stay. The room was unpleasantly warm and stuffy. We opened our window for the first night and ended up having one hour sleep because the noise from the traffic was horrible!

The bathroom was resonably clean but they did not replace used soap and shampoo. I understand they do not do their own laundary but their towel did not smell fresh at all.

Breakfast was perhaps the weakest of all. Dont expect any cooked breakfast. They only served basic continental breakfast.

I personally did not find the staff friendly nor helpful. My friend took a piece of biscuit from breakfast bar back to our room and the next day we got told off in the lounge. We asked whether we could leave our luggage in the hotel after checking out. They staff replied quite sarcastically that most people take their luggage after they checked out.

Unless you have no alternative in the whole Venice I do not recommend this hotel to you.
