Hotel very difficult to find, being miles from the main attractions of Venice and situated on a backalley. The rooms were fine being clean and well decorated but they were very small.
Some staff were fine, others rude and unfriendly. Especially the morning waitress who refused to serve crossants, bread or fruit on our second day but after we left served another guest all of these !!
Breakfast was terrible. No eggs, ham , cheese or fresh fruit. Just bread, croissants ( 1 each), crackers and tinned fruit. On our second day not even bread, crackers or fruit.

The room was on the small side but very clean and tidy.The bathroom looked as if it had been recently re fitted. The air conditioning was not on but when we asked at reception we where given a remote control to operate it.The staff where very helpful and freindly and the breakfast was nice.We would recommend this hotel to anybody who was looking for a good value for money break.

Found hotel staff to be friendly and helpful. Cannot understand previous bad reviews, perhaps folk are expecting luxury 5* hotel treatment when they book a 3* bed and breakfast.
Hotel situated on a small lane off the main road within 15/20 mins walk of the Lido water bus station. If this is too strenuous then the are 3 buses (A, B & C) from a nearby bus stop that drops you off at the water bus landing stage.
Rooms and bathrooms very clean. Would stay again in the future.
If you are holidaying in Venice recommend buying a Venice Card. This saves a lot of hassle queueing for water bus tickets and saves money in the long run. Check the prices on their website.

I would not recommend this establishment to anyone. The rooms are pokey especially the bathroom which didn't have enough room to swing my arms let alone a cat. The manager refused to put on the air con when it was too muggy because it was October and it was too noisy if the window was left open. Breakfast was terrible. Milk and fruit juices were diluted! Manager was mean and rude and his staff equally unfriendly. Location was not too good either being in Lido and it was a 15 min walk to the vaporetto. Should be a one star B&B not a 3 star hotel.
