Good central location, and close to the train station too. Good sized modern room and bathroom too. This was the best 3-star hotel we stayed at in all of Italy for our 2 week vacation. But it really needs some new windows and soundproofing, which is surprising considering the overall state of the hotel and rooms. We thought the windows were open several times, since you could clearly hear others having normal conversations in the street 4 floors below the room. And every time the room above flushed or showered, you could not avoid hearing the drains run.
The place could use some new pillows, and some phones too.
Did not get our wake-up call since there is no phone in the room.
Just OK value for what we paid. Would not recommend in the end.

I stayed at this hotel for two nights and I was pleased with it. The hotel is a 10-15 minute walk from Giovanni station and a few minutes' walk from the lake and the main square.

The room is on the small size and the bathroom was large considering the size of the room. In order for the air conditioning to work, one must close the windows entirely. The continental breakfasts they serve are decent.

Stayed here for one night in March 2009. Located half way between San Giovanni railway station and main square - about 500 metres each direction. Boutique style hotel with friendly staff. Rooms are small but comfortable with tasteful good quality decor and fittings. Breakfast included in rate and it is usual continental style served in small breakfast room. Internet available but wasn't working night we were there.
Would recommed to anyone looking for modest centrally located hotel in Como.
