Great location with great staff!

Our room was beyond our expectations and the entire property was always kept extremely clean. We were initially disappointed in the "breakfast". It was pastries and sweets - we were expecting eggs, toast, juice etc. We told them that we were disappointed and the next morning there was a proper delicious breakfast waiting for us!

Also, we had to change our reservations due to a last minute change in our schedule. We initially booked 6 nights, and we needed to leave after 4. They were accomodating and offered us the room for the remaining 2 nights at a different time. So we now have somewhere to stay when we come back to Rome in 3 weeks.

“excellent price and location BUT....”

the location and price were excellent!!! The b&b was SUPER clean and the bathrooms were spotless. Giovanna, the woman who checked us in and also cleaned, was a sweetheart but the other woman ( seemed to be the owner) had a strange vibe to her. She was not friendly, arrogant and just made you ( the guest) feel uncomfortable. I am pleased I only had to deal with her one night because had she checked me in, I think I would have been afraid to leave the room. Also it is important to mention that there was no formal reception area and everything was done in the kitchen. Since there was no formal reception, in the evenings there was no one available in case you needed something or had a question. I think the young girl Giovanna would come, clean and leave. So if you needed to talk to someone or even for checking out, there was no one around.
Apart from the staff, the rooms were great!!!! The b&b was small and you the sharing of the bathroom was no problem since everyone had their own bathroom, just outside of the room. They were spotless! The rooms were fine, size wise, BUT the rooms face a main street which meant you heard EVERYTHING that happened. I am not sure what the deal is with Italians and their garbage but every night (and we were there 4 nights) the garbage trucks came between the hours of 12AM -1 AM.... this was annoying!!!!! You could hear the hustle and bustle of Rome outside your window, so if you are a light sleeper, I don't recommend this place. I also have to say that the b&b was small so everything and everyone that came in or out of the their rooms, was heard by others. This made it a bit uncomfortable to eat breakfast and get up to use the toilet in the night. Again, if this doesn't bother you, and you are not funny about being in a small space with strangers, then this is the place for you.
Breakfast- was disappointing. The "breakfast" offered were some cheap, plastic bag, bought by the dozens croissants, pound cake, jam, and some coffee. This was all self service! Nice because you could eat breakfast when you wanted but still a VERY CHEAP breakfast. The good thing was that we bought eggs, fresh bread, milk, cheese and other yummies, and were able to store it in the fridge. We asked Giovanna if this was ok, and she said SURE!She was great!!! So although breakfast was included, we preferred to have something fresh to eat.
All in all, the opera street b&b was a great value for the money. 8 minute walk from the metro stop, super close to the Vatican, safe neighborhood and a real sense of ROME and its natives.

I was so disappointed with the B&B on Opera Street. We had booked online and we believe had paid for Air Con & definately had paid for an ensuite bathroom. On arrival there was NO ensuite to our room but we were not to bothered as there was only 1 girl staying in another room so were only sharing with her. (there is 1 room with ensuite but this is not the one we got, this is a room for only 2 people and we booked for 4) We were asked to move into a MUCH smaller room 1 day after we had arrived as 1 of the people we booked for had cancelled (however we still paid for 4 people to be in this room), she was going to put 5 people in the room we were in and move the 3 of us to a double room and squeeze and extra bed in, this would have ment that we were sharing a bathroom with 6 other people, so we didnt move. After not moving the following 2 days our breakfast was not provided and we never saw the lady again. We had left a letter and receipt asking for our breakfast to be reiumbursed as we had to buy this, she took the letter and receipt but we never got any money back. We were also yelled at by the neighbours after getting stuck in the 3 man lift (hot tip, even tho its for 3 people no more than 2 MAX should go in this). The lady at the B&B then told us never to use the lift, but she waited untill we were stuck in it for an hour to let us know that it should never be used. Also when we tried to call her whilst being stuck in the lift she didnt come, it was another girl who was staying at the B&B who came to our rescue. The B&B was in a very convinient location and was very clean. However be aware you wont get air con, a private bathroom and may not even get breakfast. Also there are allot of stairs if your having to carry a suitcase.

Unfortunately although the place was very clean and very convenient the service we were provided was below acceptable. After being lead to belive we would have a private ensuite, and on arrival we did not have one, we were not too bothered because we were only sharing with one other lady. However when we refused to be moved into a smaller room to allow a group of 5 to move in, we were not given breakfast for the rest of our stay (2 days) and she did not turn up at the residence. Hot Tip - Don't use the lift because you will get stuck and the neighbours will shout at you.
