“Location was wonderful”

Honestly, the location cannot be beat! When you walk out the front door, you are in the Piazza di Spagna.
Our receptionist was a very nice, friendly and helpful girl. A spectacular view of the Spanish Steps from our window.
Our room was very tight for three.
Clean but definitely dated. Could use a makeover with the bedspreads and curtains.
I gave this a low rating mainly because the bathroom toilet did not flush properly which was a problem and because the room was small. An OK place for a night or two, but I would not want to stay longer. BUT this was definitely a value for the location and the price.

Room Tip: Email and ask for a room with a view of the steps, not the piazza

“Great location, friendly staff”

We really enjoyed the fact that breakfast was included in the price of the room. The location is wonderful--the Spanish steps are 2 minutes away, and there is a metro stop nearby that can take you anywhere else in the city. We were a little disappointed that there was no wifi, but they did have free internet hook-up in all the rooms. They also had a computer available downstairs that you could use (provided that you buy an internet pass). The rooms were comfortable, and the bathroom was bigger than most European bathrooms. All together, this hotel is a pretty great find if you're visiting Rome.

“A view of a lifetime”

A great location to be in Rome. The view was marvelous overlooking the historic Spanish Steps. Tourists would be jealous to stay here. Staff friendly and helpful. Rooms were quite dated and could be cleaner. Linens were clean, so that was good. Bathroom was tiny, again very dated, but functional. Having ensuite in a Rome hotel is lucky, so I was glad to have that at least. Breakfast was served in hotel room as part of the rate. This hotel is considered a "guest house" so it is within a building with other commercial or private dwellings. The building where the hotel is located is not marked. It is probably a good idea to take the address and a photo of the building so you go to the correct location. Near the door, the intercom reflects the name "Piazza di Spagna View". Ring the buzzer and someone will direct you to the 4th floor. Take the tiny lift up and there you are. Be prepared for noise when the windows are open as this is a huge tourist attraction and there is noise night and day. One of the things that made the hotel even more charming and made one feel like they were in the true Rome! Some pictures are provided, but just could not do it justice. Enjoy your stay!

“Good location, modest and quaint rooms”

My wife and I enjoyed a second honeymoon in Rome (20 years after honeymooning in Rome and travelling Italy). The rooms are kinda worn but comfortable and reasonably priced (compared to other hotels in Rome).
The feature attraction was the location -- makes walking to nearby sights easy. Great shopping and resturants. Loved the 160-year-old espresso bar a block away. It was mayhhem in the mornings. We loved it.
I especially liked opening the window at night and listening to the kids singing and playing guitars on the Spanish Steps -- best memory is falling asleep to them singing REM's Losing My Religion.

“Hardly recommended”

Good location (metro station is next to hotel, you can walk to really very nice places, etc.), good staff (polite, helpful), clean rooms, good breakfast, good view, good sound insolation (spanish steps is really crowded and noisy beginning early in the morning ending late at night, but we slept like babies, AC was working in sleep mode, quiet, refreshing, cooling).
And the lady in charge offered the best tiramisu in rome we think, it was really very very very delicious, guess it was pronto just a metro away :)
