“Good stay in a reasonable price”

We stayed 5 nights in B&B Flavius and we found that its was good place to stay in Rome as a reasonable price.

The B&B is a 3 room-apartment in the 5 th floor of a residential building. There is a terrace with a beautiful view of Rome.

We stayed in the last room (upstairs - only 3 steps) which was comfortable and clean enough for us. They have cable TV with no so many channels but it was ok. We apreciated a lot the free wifi, that worked fine all the time.

Our room was beside the other room's outside bathroom and because of this we could hear some noise during the night. We were unlucky in the first night because the other room couple had to leave at 3 in the morning and used the bathroom a lot making too much noise. From the second night on we could here "normal" noise inside the apartment (B&B).

Altough facing the street, we could not hear outside noises.

The bathroom was small and the shower itself was too small for a big person. The volume of (hot) water was ok. They supplied shampoo and soap and also have a hair dryer available.

The breakfast is plain, with coffee, croissant (cornetto), juice, butter, jelly, toast and a muffin. There was no cheese as the Italian breakfast, they say. It was served in the terrace, that gave us a pleasant time each morning.

Ricardo served it in all mornings except once that his mother did. She is a lovely woman (Ana).

It is impossible to sleep after they arrive at 8 in the morning to start their breakfast tasks because of the noise in the kitchen.

The location was good, not superb, but you have public transportation nearby.It is walking distant to Colosseo and Roman Forum.

As they are a B&B, do not expect assistance about what to see around or in Rome, but they provided us a map, which was good.

In the same street there is a very interesting place to visit that is Basilica San Clement, with her 3 levels of construction since ancient Rome.

We found a good cost-benefit staying in Rome and we would reccomend it to our friends, telling them about the details we wrote here. It was an honest place to stay in Rome, that is an amazing place to visit.

“Excellent low budget accomodation in the heart of Rome.”

The B&B Flavius offers 3 double rooms, 2 with WC/bathroom, and 1 room, with a double bed (140x200) with shared toilet/shower. We have spent 3 nights in the the smallest room, that was sufficient enough for our needs. The shared toilet was actually only shared with staff (the owners of the place), and therefore was actually as we were hosts at someone's place :-) Very clean, and very nice staff. We have only met Riccardo who was very nice and helpful. The B&B is about 7min walk from a metro station, in a street with a narrow side walk (as it is very common in Rome), and about 15min from the main entrance of the Colosseo. The room window head the back of of the building, and so the room was very quiet (traffic can be an annoyance in some places of Rome).

The place has also a lovely terrace that with warm and sunny weather might be a spot either for breakfast or late afternoon.

We had access to internet, wireless fast connection. As it a B&B the hosts are asked to arrange for they arrival, and the staff is contactable in case of changes.

The street where the B&B is located is a very long street with a lot of restaurants in the vicinity, bars, a pharmacy, 2 cash points, a flower shop, ice-cream shop, ... mainly located on the end heading to Colosseo. Accessible by metro and also 2 bus lines.

Would not recommend it to people with limited mobility.

Only 2 buts:

a) shower of the shared WC is quite tiny, 60x60 cm...it can be rather uncomfortable for a big person.

b) the room had 2 glass bricks on the wall, facing our faces in the morning... in case of sun you are awaken very fast and might think you missed to turn out some light in the night before. Aggressive way of getting up, but well it was bearable.

“Great value, friendly staff, convenient location”

I chose the B&B after reading the reviews of tripadvisors and I had NO REGRETS...! The price of a room at Flavius is lower than most of other B&Bs in Rome. Yet, the place is very clean and has everything you need.

1) Value for money - I paid 50 euros per night for a single room in early December...and it was much much much better than the one that I used a while ago (in Rome) that costed 90 Euros (with 10euros discount, meaning that it was 100euros..and I don't see for what I have paid such an amount in that B&B..)

2) Cleanliness - Yes, the place is very clean.

3) Very friendly staff - The two brothers, Riccardo and Giordano, will try to help you as much as they can.

4) Convenient location - Colosseo is 10 minutes walking distance, Basilica San Giovanni in Laterano is less than 10 minutes walking distance..If you like walking around, after visiting Colosseo, you can walk down the street from there passing by Foro Romano to Piazza Venezia where there is "Il Vittoriano" and the Campidoglio..and the you can head to the centre following the road Via del Corso, stopping at the Fontana di Trevi and Piazza di Spagna...This can be done all in one day on foot from this B&B..but of course, you need to like "walking"....However, to go to the Vatican City and Castel St. Angelo and Trastevere...I guess you might need to take the metro or bus...(although it can always be done on foot, if you like walking..)

5) Nicer breakfast than other B&Bs of the same category - warm drink of your choice, fruit juice, yoghurt, warm croissant (it's a mass produced one from a supermarket, however, they still do their best to warm it before they serve it to you), a few toasted bread (it's not the toast that people generally think though, it's the one they sell at the supermarket in Italy, the hard one), a small pack of cake...For the price of this B&B, it is not easy to find such a B&B that serves you these things for breakfast as Flavius.....Since they do not have an indoor dining room, it is served in your room, you can tell the staff in the morning when you're ready for your breakfast, and they'll serve it to you. When the weather's warm, the breakfast is served on the terrace terrace with a nice view.

6) Heaters in winter - working perfectly and especially I was impressed by the towel drying rack in the bathroom, which was working...! (even in 4 star hotels in Italy, hardly ever have I seen the heater + towel drying rack working in the bathroom...)

7) Free Wireless Internet - in case you need

8) Safe and quiet area - A few blocks down, you can find restaurants, cafes, and bars..however, near by the B&B is quiet so that you're not disturbed by the noise...Anyways, the B&B is situated on the top floor of the building, so it is not that noisy after all...

I definitely recommend this B&B to everyone who visits Rome..it's really worth the money you pay for.......!

Very pleased with this place. Safe, nice neighborhood. Clean and modern bathrooms. Rooms are pretty plain, but nice enough and deck views of Rome are wonderful. If it is rainng, it is a good little walk to the metros, but there is a bus that comes down the street. Love the neighborhood atmosphere...ate at Luzzis twice and loved it, only 2 blocks toward the colleseum. Ten min walk to the colleseum, which is very good for touring or soaking up the atmosphere day and night. Breakfast is not special but adequate. The room and breakfast was a decent value for $65 a night double or $50 euros for a single.Free wifi at Flavius and internet cafe next door that over charged us by a few euro. Only bad experience was taxi from the train station tried to leave with our bags, when I refused to pay $30 euro instead of $10 on the meter. He returned when he saw me take a photo of his taxi with my cell. Now I always take photo of the taxi first!

“Friendly and helpful staff in a convenient location”

This was our first trip to Rome, and we had the good fortune of staying at Flavius.

Location-wise, it's only about 15 minutes walk to the Colosseum with plenty of family-run restaurants (trattoria) along the way, and there's also a supermarket. The Metro "Colosso" is also nearby making this place very convenient to commute to other destinations.

The room that we stayed was a good size and clean along with the bathrooms.

Highlights of this place include breakfast being served outside on the balcony (and not inside your room like most B&Bs). You can see the view and enjoy the fresh air. The breakfast consisted of warmed croissant, yogurt, biscuits, selection of jams, OJ and Italian coffee. It's not brilliant, but sufficient to start off your Roman Holiday (pun intended).

Giordano runs the place, and he was very friendly and attentive in providing us with useful info for our trip.

For the price that we paid, we felt that this is a reasonable B&B and would like to recommend to others.
