My wife and I stayed here at the end of January 2012. The B&B is a neat establishment that has a hospitable owner (his mother helps him out and makes a great cappuccino). The B&B has a terrace that is pretty awesome to sit out on; from it you can see Rome a typical Roman neighborhood and looking down the left hand side you can see the Colosseum.
Its about a half-mile walk from the Colosseo Metro stop to Flavius. It is very easy to find and the walk isn't to bad. The neighborhood is safe, much better than the area around Termini.
The biggest plus about the location is the proximity to San Giovanno in Lareno. My wife and I were fortunate to get up early and go to the Basillica around the time it opened. We were almost alone the cathedral, which was a phenomenal/fantastic/overwhelming experience. The location to San Giovanno makes this B&B really stand out.
If you don't know how B&B work in Rome, they are in an apartment building and are essentially an apartment renovated to be a B&B. Its pretty neat. My wife and I stayed in B&B in Rome, but a hotel in Florence; we really enjoyed the B&B experience.
The only negative about this is the walls can be thin. There are three rooms- one room with a private bath and two share a bath. We had the place to ourselves, so the thin walls were not a big deal. However, if you are a light sleeper and get a noisy neighbor, it could be an issue. The only reason this is a 4 star and not a 5 is the thin walls.
