We booked here for a 4 night stay in November. The location is faultless. You are literally 100m from the Pantheon and surrounded by many restaurants, bars and coffee shops. You can walk to most of the main sites of Rome within 15 - 20 minutes.
The reviews for this property have nevertheless been mixed and I can understand this. The owners organisation is poor. As has been stated, there is no reception here and no permanent staff on site. If anything goes wrong, you have to ring a central number and then they send someone round. This is expensive and time consuming. The staff dont speak very good English and certain things (like how to open the very very diffiicult door) were initially omitted from the welcome brief causing us difficulties. We never found out what time breakfast was meant to be. We went along at about 930 on the first morning and had some. After that we never had breakfast again because no one seemed to be about at 830 - surely not an unreasonable time in a city with so much to do.
We had booked the bed and breakfast but on arrival we were allocated to the apartment which is literally round the corner. Didnt mind this at all. It was a nice little apartment - two bedrooms, a kitchen and bathroom. Plenty of space. The bathroom was spacious enough but needed upgrading although the water supply was ample and the shower was good. Bed was comfortable and sheets nice.
Some people have commented that the rooms were not a/c. As far as the apartment went, there were portable a/c in each room. However, whether these would be adequate, I cannot say. My own view on this - and my strong advice - is that Rome is a city you should visit between October and May. In the summer it is extremely hot and rather gruelling. If you come in summer months you should be prepared to pay more to stay in a high quality hotel where the rooms will undoubtedly be a/c to an international standard. Many rooms in tourist class hotels and in self catering apartments simply are either not a/c as standard or not a/c enough. In addition, summer in the central districts of Rome is a noisy time. People are on the streets to all hours of the day and night. If you are having to sleep with windows open to compensate for poor or non existent a/c, this will be a problem. So, personally I choose not to visit Rome in the summer. If I was visiting Rome in the summer, I would not stay in the central historical district because it will be too noisy. In November, the location was just perfect. It was not at all noisy at night. We did not need a/c at all - temperature was perfect.
Right underneath the apartments is a fantastic trattoria - make sure you eat there at least once. it is crowded with locals and for good reason.
So, whilst this b&b is not without problems, mainly centred around the admin and management, the locaiton is so good that you cant overlook it. All the hotels in the immediate vicinity cost hundreds of euro a night. This place cost us 50 per night. We would certainly stay here agaiin and I would recommend it to my friends. Not in the summer tho. But then I wouldnt recommend Rome to anyone in the summer.
