Stay in this hotel for 2 nights . Location is perfect...just walkable distance from Colessum and makes it most attraction just walkable. Close to Manzoni metro stop just 100 m. Breakfast comes to room ...croissant, toast, orange juice and milk. It was simple but awesome. I guess croissant was just taken of the oven...yummy.. Hotel was clean..
It is actually an private accommodation, so you get the key to enter the building anytime. Agapi (person managing the B&B) was very friendly. She also arranged to put the luggage into the car, while we were little late to return to hotel on the day we were starting back. Wifi is free...Lot of sat channels.....Overall ...A+++

The hotel is located 100-200 meters from Manzoni metro station (2 stations from central Termini station), but when coming the first time I would suggest taking taxi from the airport especially if you have heavy bags.

The hospitality, friendliness, and helpfulness of Agapi are above all expectations.

They provide free internet access, but we did not use it.

Breakfast (coffee, croissant, and biscuits) is served in your room every morning at the time of your choice. The coffee was excellent.

The hotel does not look much and you can tell that it’s old building, but it is very well maintained and cleaned that is most important.

Since we booked the room very late we had a “private” (we were the only ones using it) bathroom outside of the room so try to book the room on time and reserve the one with “internal” bathroom.

Doors were creaking, but we were out most of the time so we did not mind it that much.

Overall, very good experience at the price, especially for Rome & location.

Additional comments:

Hotel provides you with the 10% discount in the restaurant across the street, but we did not ate there so cannot comment.

Buying Roma Pass is great choice since it pays off and most important you don’t have to wait on the entrance (at least for the first too locations).

If you will go to Colosem directly from the hotel, we suggest taking a walk since it’s only 5-10 minutes of easy walk.

Also, I suggest making on-line reservation for Vatican since the line on the entrance is more than 1km long.

“Great location, great value, great service”

Excellent location at a reasonable price. Lots of shops and two great restaurants very close by. Clean comfy rooms with en-suite. Breakfast brought to room each day at time of choice. Agapi, lady in charge very helpful and friendly. Excellent English spoken. Would recommend and stay there again.

The location can not be better. You can walk all Rome from there or take the subway. It is up to you! The service is good. The room is clean. It is a good rate-value relation.

“Middle of the road bed & breakfast”

This is a middle of the road B&B. Its clean, simple and in a good location in Rome. Its close to the rail network and trams, so easy to get around the city. However, the breakfast is a microwaved croissant with lava hot honey in the middle, so watch out for the first bite, and dried toast with Jam. The only problem you might have, is that the female owner we met,spoke very little English so you may need to learn a phrase or two of Italian! If you want some where you wont spend a lot of time, and just a simple bed then this is a place to stay for 70 euros per night. Although the traffic is noisey at night as you are facing onto the main road. If you are a light sleeper I would bring some ear plus!!!
