“very friendly, quiet and relaxing”

The hotel is very friendly, quiet and relaxing. There is not many rooms, there isn't even a restaurant, thats why hotel is cooperating with independent restaurant on the ground floor of the same building, which delivers the breakfast directly to room. In my opinion, it is convenient, but by that choice of food is limited. Staying at this hotel was a pleasure, the staff is very nice, and from the Terminii station hotel can be reached in a few minutes on foot. I recommend.

“Good room and location, but lacking in service”

First, the good things about this hotel: The location is excellent- wonderful connectivity to all attractions and proximity to the main railway station. Rooms are clean, adequate in size and well-appointed. The owner is extremely friendly, helpful and accommodating.
Now the bad news: 1) We are staying here in the peak of winter (so I write this review from this hotel room right now!), and there were problems with the heating, which is not centralized but relies on individual ACs in the rooms. The room was freezing cold, and it takes hours for the room to heat up; and if you increase the temperature for faster heating, the connection for the entire hotel trips! So we had a power failure at midnight (when there is no representative of the owner in the building or any known reachable place, and the emergency number mentioned in the room might also not work, as happened in our case) and we had to figure out ourselves what to do about the black-out, since there was no way we could get ready early next morning in time to reach the Vatican where we had reservations, without electricty and water (which btw also dried up in the taps as soon as the power went out). Luckily, we managed to find the MCB in the dark lobby and turned it up ourselves (as if we had any option other than doing that or missing our Vatican trip).
2) Like many B&Bs, the owners do not reside near the hotel, but in fact outside of Rome, so there is no one to approach in cases such as above, or for even smaller problems
3) Breakfast is served from 8 am, which may be ok for some visitors, but was an issue for us because we chose to start early on our self-guided tours to beat the crowds. The good thing was that the owner was kind enough to suggest he provide some breakfast stuff that we could keep in the room's mini-fridge for the next morning, but it meant we could have no hot food items or beverages
4) It is tolerable for towels to not be changed everyday (which btw, we knew in advance because of the reviews here, thanks to Tripadvisor!), but I think it is expected of Housekeeping to provide the necessary toiletries daily. Small pouches were provided for shampoo and body wash, which were not even replenished for the next day. So one is expected to use some 15ml of liquid soap for atleast 2 days. Height of stinginess.

There is very little required to be done to make this accommodation almost impeccable for its standard or rating; simply more emphasis on providing better service should suffice.

“Stay if you are ready for surprises!!”

We stayed there for 2 nights although we booked the room for 3 nights!! this was the reason why the owner told us -on the day of arrival- that there was a kid in the room that would be given to us who had fever and the parents took him to hospital. He told to place us in another room nearby and we said ok, like everyone would do. (By the way, almost 3 weeks before the check in date they sent us email asking for our mobile in order to be able to reach us in any urgent cases!! ironic!!). But the room was terrible, not even close to the one we booked, we could even hear the voices, smoke the cigarettes they smoked in the next door. So, we left the room at 8 a.m. and reached delia. There was the owner's daughter who was very helpful. She said that our room is ready but not cleaned and she served our breakfast in lobby (!), and took the key from an elderly German guy who obviously no kids!! When we asked what happened to kid, she said he was jumping on the bad and hurt his head! here comes another story... We said we are really unpleasant with the room we stayed in order to have a discount because we did not book that room indeed!! But at the end of the day, they thank for our cooperation and made us pay the whole booking amount by leaving a note on the table stating that the "check out time is at 10:00" (!). All-in-all, the story may be true, but the room was terrible in the first night and the attitude as well as the hospitality was not well. They should have found another solution for that inconvenience since the fare was not that low!! I -with all my honesty- do not recommend this b&b to anyone who do not like any kind of surprises..

“Liked everything about the hotel !”

First of all, the hotel isn't easy to find,but i read so many reviews so we had no problem finding it. It is very close to Termini station, where you can catch train, metro or bus.The room was spacious,comfortable,quiet and very clean-cleaned every day.Nice breakfast served in the room.Great price.Free Wi-Fi.Cute clean bathroom.

“Warm, cozy and wonderful location with GREAT staff!”

We stayed here for 6 days in the middle of May 2010 and would return to this facility. Those who run the B&B could not be more helpful or kind. They shined with warmth and caring for us and did the best they could to make our stay a wonderful experience. We fell in love with Claudia, Delia, Mary Anne and Cornelio. They were quick with a smile and were helpful in all things. Claudia knew her way around the tour companies and was of great help as a go-between when we needed it most. The rooms face inner back gardens so that one is not really bothered by the noise of the streets, heard on the sirens and a kind of low hum. I cannot imagine what it would be like to stay on a main street because Rome is NOT a quiet city; there are horns blowing, sirens blaring and cars rushing all hours of the day and night.

The restaurant at the entrance (La Familiga, I think was the name) was open daily from 12:15 to late into the evening which allowed us "northern Europeans" the freedom to eat when we needed and were hungry. We found this a life saver on more than one day after we drug our bodies home from sightseeing.

There are many other restaurants in the general area, we can recommend Santopadre for a fun experience. It is only 5 min walk.

The Termini main station with buss and Metro (underground) is only 2 min away, as is the stops for all the "Hop on - Hop off" tourist buses. We heartily recommend using this service (48 hr ticket) was well worth the money and took us nearly to do door of what we wanted to see. We used "The Green Line" - again, wonderful and helpful people at the bus stops and on the bus.

The neighborhood around the hotel is quite nice and we felt safe at all times. There is a wonderful food market 2 blocks up (entrance on the street in back). There is also a small mini-mart open later that has necessities and around the corner is a pharmacy with extremely helpful workers.

The Breakfast was simple and nicely done delivered to the room on a tray by a smiling person. The menu was a combination and it is possible to order one or all of the items. My husband had toast with ham and cheese on it, juice, coffee and yogurt. I had juice, coffee, toast and jam and yogurt with muesli. A healthy low fat start to the day without adding to what were to be sizable caloric choices the rest of the day.

We intend to return to Rome and especially to visit our "new friends" at Delia.
