“Awesome self catering facility!”

It was so good that we didn't even want to go to the city for sightseeing for a day... we just wanted to relax inside and enjoy the accommodation! It was clean and the staff was also very helpful and efficient...except that we had a bit of a language problem in the beginning but everything was fine once things were sorted! Initially getting to the location was a bit tricky but once we got to know the route we were fine. It was close to a tram line ...However it is not the city center. It is close to the train line as well...so if you want to go to the beach it is convenient !

“A decent value option outside of central Rome”

Stayed for a week at the Residenza Maxima in early November. The room was the attic apartment, one bedroom, pull out sofa in the living/entry room, small kitchenette in the hallway leading to the outdoor patio, and the bathroom with a toilet, bidet, and shower stall. There are no lifts to the upper floors and the hallway can get quite dark at night if nobody leaves lamps on on the landings.

The property is well located near a tram line (8) that takes you to the Trastevere area, a bus line (H) that takes you to Termini station, and a nearby train station (Trastevere) for the commuter lines to other areas around Rome. It is noisy during the day due to ambulances going to the neighboring hospital but they really do quiet down after dark and sleeping was never really that difficult.

The breakfast was a prepackaged croissant with either chocolate or apricot filling, a sleeve of crackers, butter, and jam placed in the small freezer/fridge daily. The kitchenette had a decent sized stove and the room included pots, pans, dishes, and cups. We took advantage of the kitchenette at least twice during our stay and were able to put together pretty good meals! Just make sure you clean up because there is a warning about a 10 Euro charge if they have to do it.

Overall I thought that the property offered a good value in an otherwise expensive city for lodging. Do not expect much help or assistance from the staff at all. The neighborhood has a great little farmers market, two nearby supermarkets, and plenty of coffee bars, snack bars, and a bakery. Biggest complaint would be the lack of any English language television channels other than BBC News, an apparently leaking sink that left the bathroom floor wet, and that the wireless internet didn't want to connect unless you were outside of the building. There is a nice enough little gazebo with outdoor couches and tables to sit at though.

I travelled with my Mum who is 82 y.o. and we were given the flat on the 3rd. floor, 20 steps per flight. NO LIFTS!!! When prompted the assistant regarding this issue of climbing stairs with an elderly person, he said that it is the best room in the building. So, he overlooked my concerns and we proceeded to drag our suitcases upstairs, cause he did not offer help at all.
At no point during my stay I was asked if we were ok, comfortable or needed anything.
There were some cleaners opening the door with their keys without knocking the doors. Also, although we paid for B&B , we were given only 2 bags of tea and 2 sugars per day. The toasts and jams were fine.
We also had to work out our trips to the main attractions, as there are no tourist leaflets or any guidance. Go there with everything planned in advance!
The positive aspect is the air conditioning was really good for the hot summers in Italy.Transport was round the corner, and takes 20 minutes to reach the city center.
The failure in this accommodation is that nobody is checking or monitoring the service provided by the staff. No person in charge to complain with.

We only stayed in Rome for 2 nights as part of a larger trip, so time was precious. We arrived early on a Saturday morning, hour before check-in, but the staff was there to meet us and were very accommodating in getting our apartment ready for us early. It only took them about 1/2 an hour and we were treated to some very good (and much needed) coffee and croissants while we waited in the beautiful and relaxing garden.

The location is convenient to public transportation and even though it is near a hospital and ambulances do use a route nearby, we did not find the noise a problem at all.

The apartment itself was clean and comfortable. It has a little kitchenette stocked with everything you need to do your own cooking if you choose to. Except for coffee in the morning to go with the croissants and toast supplied by the hotel, there really is very little reason to cook since there is a fantastic restaurant called Mo Mo about three blocks away that we highly recommend.

We had an evening flight out of Rome and as with our arrival, the staff were very, very helpful. We were able to store our luggage after checking out of our rooms which allowed us to put our few remaining hours to good use and we were given the opportunity to freshen up before heading out to the airport.

If you're travelling on a budget and looking for comfortable accommodations at a good price and value, I recommend Residenza Maxima based on our experience wholeheartedly! We really had a wonderful time in Rome and our stay here is a large part of that!

“Well located, but poor in service”

We booked a 4 nights hotel + flights online, and could not choose that much as we decided to travel to Rome ( for the 1st time), on a really short notice. However, I must say that of all my trips around Europe, I never been so disappointed at a Hotel/Apartment before. To start with, there is no reception service, what that's ok if you have a number to call, so someone can let you in. But to get to a hotel, late in the evening and find that your room hasn't been prepared and that your duvet has a huge blood stain on it is something else. The room was not cleaned, and the breakfast they provided was a joke. I didn't get the chance to meet the director or owner of the place, only one of the helpers who kindly brought a clean duvet on our second day and a Italian lady, who neither spoke English or tried to understand my poor Italian. The location was not bad, although it is close to a hospital, so the noise of the ambulances could make a difference. Overall, the location is not so bad, service is poor, not the cleanest, and bed was really uncomfortable, but nice garden though!
