This B & B was perfect for our group of 8 staying in three rooms. We were only there one night and had only the following day for touring Vatican and area before our cruise left. The host was very gracious about our late (midnight) arrival and quickly set us up for the night. His english was fine and we had no language problems. We were assigned two bathrooms for our group- very large and clean. We had come prepared with our own soap, but there were supplies provided. Two of our rooms were very nicely decorated, but the other was a bit spartan. Can't complain because the rooms were exactly as the online photos showed.
We were thrilled with the location! I thought the online photos were stock photos of the Vatican museum entrance, when in fact they were photos taken from the bedroom window! It was a tad noisy with scooter and traffic noise, but this was Rome. Breakfast was delivered to our rooms with everything we had ordered the night before. I don't drink coffee, but my kids thought the espresso was terrific.
Be prepared to carry your luggage either up or down about a dozen stairs from the street to the building entrance. After you're inside there's a tiny elevator up to their floor. Our host booked tour reservations for the Vatican for us (as we had asked via email) as our time was tight and didn't charge extra for the service, just passed on the Vatican reservation fee. They also let us keep our luggage in one of the rooms until our van came for us at 3:00.
Other hotels/B & B's in the immediate area were almost twice as much. The booking agency they use was very diligent in making sure we received prompt replies to all emails and reservations. Overall I was quite pleased with our stay.
