If you are a light sleeper this place is a little short of a nightmare, it's on a main road and the traffic is incredibly loud, you will be woken up by the noise. Saying that, the location is amazing, right opposite the vatican entrance, so nice view from yur window. Metro station is a 3 minute walk away, the location means you can travel to Trastevere, central Rome (colliseum), spanish steps, trevi fountain, via del corsa, hydromania water park etc. in a short time and with ease.
There are some nice restaurants nearby and a street market and cinema (Italian).
Staff don't really speak English, and breakfast consists of a hot drink (ie; hot chocolate), orange juice, some cookies, a muffin and a croissant (all from a packet, so don't taste very nice at all). We got a TV which had MTV :) . . . and the room was nice and clean, only one mirror, they give hangers and a kettle - that's about it. They provide towels but not in the bathroom, they are put in the bedrooms. 3 shared bathrooms, which were in constant use, so be patient. There is wi-fi, signal is reasonable.
I travelled with 2 other students, hence, got a triple room. We were given a double bed and a (single, wouldnt really call it a ''bed'', flimsy piece of crap, which if you sat on one end would either fly up or bend in half, gave me back ache and probably cost 5 euro, was so light a child could lift it with his pinky) ''bed''. So if you travel as a group of three ask for the room with a bunk bed not the room with the evil ''bed'' we got.
Overall great location, and staff were pleasant and smilely, in comparison to the rude italians we came across. Btw Vatican is free on the last sunday of the month!
Had a great trip and this B&B is good if you are on a short trip and don't mind sharing a bathroom.
