Arrived about noon after 10 hours traveling. Were were told by a indifferent young man we could not check-in until 2pm. We would have to go away and come back at 2pm? There was no place for us to wait in the 'hotel'. We were allowed to leave our luggage in a bedroom adjoining the reception area. There was not much for the tourist in the immediate locality or maybe after traveling all night we were not energetic enough to seek out the amenities. We waited the 2 hours on public benches nearby, luckily the weather was pleasant.
Checking-in was no more friendly than when we first arrived. No smile, no conversation, disinterested, almost hostile.
We stayed in 2 rooms, 2 persons per room. The rooms were tiny! The 2 single beds were like a single double because there was no room to put a space between them. There was an empty fridge in the rooms which could not be used because there was not enough room to open the door sufficiently. The smallness of the room maybe contributed to the stuffiness and the air conditioning did not appear to help the situation. We left the window open on the first night and the following morning we were covered in insect bites - mosquitos, we guess. We were not aware of this being a problem at the end October even in Rome, a reminder would have been nice especially as we were obviously from a colder climate. But disinterested, unfriendly staff was the norm during our stay in this hotel.
As a parting shot, as we were checking-out the 'frosty faced lady' informed us we had to pay €5 for water?? We asked for an explanation of this 'extra charge' and were informed we had taken water from 'the bar'. What bar? A fridge in the reception area. We were not even aware of its existence let alone that this was available to guests. An argument ensued as we insisted we did not 'remove drinks from the bar'. She said it was written down to our rooms but could not say by whomever, or when. Our denial was not accepted as we got no apology and we were dismissed with a wave of her hand.
Not a pleasant way to leave Rome. 2 of our party had been in Rome previously at a different hotel and had a very enjoyable stay. We paid more for this hotel because we were foolish enough to believe the description on the web site. "A friendly family atmosphere ensures that guests can relax in a cordial and soothing ambience after a long day". Nothing could be further from the truth!

My husband and I and two friends stayed at the Espana for two days before heading out on a cruise and one more day when we returned. We found the staff friendly and helpful. The rooms vary in size from small to midsize but as we didn't come to Rome to spend too much time in our rooms they worked out well. The roooms were clean, the water hot and the airconditioning worked. Since the Espana is an old house they don't have an elevator so be prepared to haul your suitcases up the stairs ( that's why we bring husbands along ) A continental breakfast was served on an enclosed patio and in the afternoon when it wasn't being used the staff was quite happy to let us use it to visit and relax. We found a number of sidewalk cafes and coffee shops as well as a grocery store that were all close by. We did lots of walking and felt that the area was very safe.

The hotel is very nice,clean,quiet(good neighborhood,very safe),near the Manzoni metro station and ten min.away from the Colosseum(on foot),big supermarket around the corner!
Our room was very small,but basic,with TV,conditioner,not on the sunny side!They say that rooms have safe deposit box,and it's true,only they are broken,so you can't use them:(
The other fault of the hotel is that it doesn't have a lift and you could have problems with heavy luggage and after the long day sight-seeing!
Breakfast is o.k.-cold buffet and same every day.
All in all it is good value for the money and I think you won't regret staying in it!

Good location ( 500m from Manzoni metro station, walking distance from Colliseum, S. Giovani Laterano, quiet street, supermarket on corner). Rooms clean, bathroom size OK, rooms need repainting.
Breakfast good (cold buffet). Only negative point- no lift and steep steps, so you could have problems with carrying heavy luggage to 2-nd floor.

“A very nice hotel and a very good value for money”

My spouse and I stayed in this hotel for 5 nights in December. We were very happy with its location ( close to a metro station) as we organized our days in Rome independently. The hotel is not located on a busy main street, which is definitely a major advantage. However, it is close enough to the main street and you can easily find places to eat. The rooms are not big but comfortable and clean. The staff are friendly and helpful and the breakfast is very good. The only disadvantage we saw was the lack of an elevator ( so you should climb stairs all the time); however if you do not have health problems that's not a big deal. We strongly recommend this city hotel for a pleasant stay in Rome.
