“sleep on the spanish steps!”

location great but air conditioning did not cool room at all...was told that air cond could not be improved upon. was told I could go across the street to another room but up stairs, no elevator, noone to help with bags. no wake up calls available as there is noone available after 12 a.m. breakfast only available after 7 a.m.-food sub par, milk served room temp as was the juice. Nori at front desk helpful, others sketchy. would never go back to this place...would rather have slept on the spanish steps as it was cooler there. the only plus was that I was going back to the US of @#%^&@!^**!! A after my stay here. There is no place like the UNITED STATES!!

“Never again!”

Yes, this hotel/B&B is in a good location, but we experienced many problems with our stay there. We were sent to another location across the street and up a flight of stairs to our room. There was absolutely no lobby area. During our 4-night stay there, we never had wash cloths with our towels, even when we requested them several times. We were told that the laundry service would not deliver any until Monday morning and even then, we never got any. The air-conditioning unit dripped water into the room and onto the rug right near the bed. We complained about this, but nothing was done as it happened a second time and dripped on me when I was sitting in the room. One of the panels for the shower was missing and when we complained about this, nothing was done. The window in the shower area was rotted and falling apart. We had trouble with the TV set and again, the person sent to help us didn't seem to know what to do. Only once during our stay did we receive the breakfast we ordered. The other times, we got different items that were not on our order slip. During the daytime, the woman at the reception desk was very helpful, but after she left, the person at the desk was not helpful at all. He didn't seem to know anything. The room was small and dark, but the bed was comfortable. The lighting could have been better. We couldn't figure out why our actual room number was different than the numbers on the door to our room? We would not recommend this hotel to anyone.

“Good location, but....”

We went to Rome to attend a friend's wedding. Based on the location of their reception we picked a region to stay in and the Spanish Steps area seemed close.

The building is probably 500 years old and the entrance and miniature elevator are not very welcoming. The room itself was actually decent (bizarre wallpaper choices) though oddly shaped. Perhaps it was just the luck of the draw but we had a tiny wlndow overlooking a very dark courtyard where the staff washed the hotel linens. So in effect, no window! We asked to move, but the other options that were offered looked pretty bleak. We did have two flat screen TV's, but unfortunately all stations were in Italian. No CNN or BBC for news. A small breakfast of cereal, juice, coffee, tea, croissants is brought to your room every morning. The have internet access in their office.

The price seems high by American standards, but I understand it's what the market bares.

Linens and furniture were nice and the location is pretty good. Lots of high end shops in the neighborhood. The Spanish Steps are only a few blocks away and there is a Metro station there from which you can travel many directions including to the main train station called the Termini which can take you to the airport or other cities in Italy.

“Nice Place but ...”

My wife and I stayed here in the fall of 2006. This property is not a hotel but more like an Inn. The room was clean and neat. The staff was friendly. There is no concierge and the staff was not able to book side trips of reservations. Breakfast was delivered to our room after we filled out a form and left it on the door. The location was great for touring Rome. We walked to all the major sights. Overall the Inn was acceptable but we got used to the hotel services in Florence and Venice and missed it here.
