“Nice rooms, excellent place”

Eva's rooms is very near of everything, about 5 minutes to Spanish steps and Fontada di Trevi. Rooms are quite small but there is enough room to sleep and spend time. Bathroom is ok, not so small. And there is also heating.
It's lovely, small place. We think that next time we visit Rome, we'll be there again.
Breakfest was in other building about 50 meters from Evas. Breakfest was very simple, a coffee with croissant.
Eva and her family are very friendly. Limousine service (taxi for 8 person) will take you from Leonardo airport at 50 euros.

“Sweet B&B with an excellent location”

Visiting Rome for a short trip, we wanted a hotel which was within walking distance to all the major sites. Also, our main issues with hotels is cleanliness and we definitely wanted a clean room and bathroom. Eva's rooms ticked all the right boxes... charming B&B with a nice room with frescoed ceilings... very clean room and bathroom (albeit the shower cubicle was a bit small)... the location definitely gets top marks... a couple of minutes away from spanish steps and fontana di trevi and many good restaurants nearby... staff very helpful... breakfast was quite good and delivered to your room at the requested time between 8 and 9... this B&B highly recommended and will definitely consider for a return visit... A+

“Loved Eva's Rooms”

I stayed here for the last 3 days of my 2 week Italy trip. It's a great location- you can walk everywhere from here. Five minute walk to the Spanish Steps, and also the Spagna Station where you can take the metro. Restaurants and shopping are nearby. Eva's Rooms is run by a family, and they are so friendly and helpful. I met Eva and she is wonderful! The pictures on the website are exactly what I saw when I was there. I loved the decor of this place. The lighting was a bit dim and the bed not so comfortable, but the room and bathroom were very clean, and they also have air conditioning! You start the day off with breakfast delivered to your room. The walls are thin, but keep in mind this is an old building. I stayed in a single room and did not notice much noise from the streets, but rather noise from the hallway and surrounding rooms. Earplugs solved the problem. As a single female traveler, I felt very safe in this location. Overall, I enjoyed my stay. I would definitely go back again and recommend to friends.

“Great location -- wonderful hospitality -- clean rooms”

I would go back when we do our return trip. The location was within walking distance or short taxi rides to all of the main attractions and eating in Rome. The breakfast was filling and delivered early. Be sure to ask where your room is located. Our room was street side and the traffic noise was louder than we would have liked. The bathrooms were very clean and the air conditioning was fine.

“Good Location but Disappointing B&B”

Our stay at Eva's was the last stop on a 3 week trip. Based on the website we were expecting a warm, charming small B&B with friendly staff. The room was right on the street and very noisy due to car and pedestrian traffic late at night. The bathroom rugs appeared to be dingy grey....almost as if they were poorly washed or had not been washed in awhile. The lighting was very dim and it was hard to read in the room or see in the bathroom. The breakfast rolls were prepackaged in plastic and tasted stale. It was awkward trying to eat breakfast in the room because it was so small and there was only a tiny little counter for the food and coffee. Compared to our accommodations in a B&B in Barcelona and in Florence, Eva's was sub par. The clerk who checked us in was perfunctory and not very helpful. But the location was good. It was easy to get to the metro and walk to places we were interested in visiting.
