“Very friendly, very nice location, good value for money”

We booked the hotel for my boyfriend's parents 3 days before trip - it was cheap and the reviews were fairly good. We called them in advance to ask for a room on the first floor, and they provided it without any problem (his mom has a problem with her feet, so she cannot walk upstairs very much)

They came back very happy. Said that the room was nice and clean, with air-conditioning, and that receptionist was VERY nice! Breakfast was good with very good service, even though it is not directly in the hotel - maybe 1 block away. The tourist buss just around the corner.

Room Tip: Call in advance, if you have special requirements, and they will happily provide it (if they have it...

“quite acceptable”

My husband and I stayed in this B&B at the beginning of October 2010. The room was basic but clean. The bathroom had a shower cabin. Worth the price (80 Euros per night).
BUT. Beware those who are thinking of staying there soon. The whole street it faces in closed for traffic and under repairs! Loud noise starts at 7 a.m.! So if you are not an early riser you’ll have no chance to sleep after 7 a.m. as windows do not block any noise. At night and during weekends it was quiet – no work being performed.
There is a tiny yard which you can access from the first floor. There were a couple of plastic arm-chairs to sit and relax listening to noises of life from nearby windows. Very pacifying.
The location was good. The nearest metro station is Vittorio Emanuele and Manzoni. The second one is a better alternative as it’s farther from Termini station and it’s more pleasant to walk that way. It takes 20 minutes walk to reach Termini station.
Breakfast was coffee and a croissant in a café around the corner. We were looking forward to this breakfast every morning! The café atmosphere was so nice – cheerful owner greeting and paying compliments to all who enter it for a morning cup of coffee on the way to work, smell of just baked croissants (try with cream, which chocolate and with apple). And regular customers – one of them was an old senor walking his small funny dog.
Also there is a good supermarket just across the road.

“Small, but clean and friendly - excellant value”

We stayed 3 nights at Family House at the beginning of May 2010. We wanted somewhere cheap but reasonably central - and that's exactly what we got.

The location is in the southern part of the city, between Termini and the Colosseum. Not right in the centre of things but easy walking distance to the heart of Rome. Our room was on the third floor and was classed as a double (actually 2 singles pushed together, but that was fine) - the room was tiny (*just* enough room to walk around the bed), but was clean and had a good shower. It did also have air conditioning although we didn't make much use of it - it was quite noisy and not really necessary this time of year. Our only problem was the mosquitoes, as we both got bitten several times every night (I'm afraid I went on a bit of a swatting spree on our last night - apologies to future occupants!) Obviously this isn't the hotel's fault but I'd recommend taking insect repellant!!

Staff were friendly, although to be honest we didn't make a huge amount of use of them as we knew Rome quite well already. Breakfast was coffee and a croissant at a cafe round the block. Croissants there were AMAZING! This was a typical Italian cafe where most people drink their coffee quickly at the 'bar' rather than sitting at a table, but we never had trouble getting a seat.

Overally, we were really happy with our choice of hotel - good value for a clean place to crash after busy days of sight-seeing.

The Family House is situated about 6 blocks from the train station. It's in a questionable part of town. The room was clean. Shower did not work for 2nd day. Staff was extremely helpful. Breakfast is a coffee and croissant.

When I started searching for hotels in Rome I was surprised by the high prices, even in B&Bs. At Family House we paid about 80€/per night at the end of October and 60€ in the beginning of November.
At first we were given a room on the ground floor, which meant there was only one window facing somebody's backyard. During night time there were people talking non-stop behind our window. And the windows are very thin, so we could hear every word and even more. I suggest to use earplugs when sleeping :) Next morning we demanded another room and were given one on the first floor. That was a bit better, though the bathroom was very tiny and smelly. In my opinion this B&B was highly overpriced for this kind of accommodation. Fortunately breakfast was included and that meant a cappuccino and a croissant at a near café. At least that was delish.
I chose this hotel mainly for good location and that was the only good thing about it. It is located few minutes from Metro stop and about 15 min walking from Termini train station. During night time we felt safe, as this is area where mainly Asians live and luckily they're not violent. I'd recommend this hotel only for few nights.
