This B&B is just outside the Vatican Wall. It's not so bad. Not great, but not so bad. We are a family of 4 and the room consisted of one full size and a set of bunk beds. Kids on the bunks and husband and self on the bed. Room was very clean and they restocked us with water bottles, prepackaged coissants and instant coffee everyday. Daily cleaning of room is included. Really, what more do you need? There is a great cafe/pizza place just around the corner and we ate there just before heading out on tours. The price wasn't bad compared to most of Rome, which is crazy expensive. There is no sign, as it is located in an apartment building and the rooms are down the stairs on, what they call, the first floor, more like a basement, but still, not bad. Be sure to call the owner before arriving and he'll meet you there. Otherwise, you may never find it.
If all you are looking for is a good place to sleep after spending all day touring, this will suit you just fine. If you are looking for the amenities of a hotel... look elsewhere.
