Great location, walking disctance to the Vatican, restaurants & shops are close by, train station is a short distance away.

Negatives:-
Not your typical hotel, its situated on the 4th floor of a building, has a very small lift and may not be ideal for a family with children.
Small bathroom and has a step that could be dangerous when wet.
Breakfast is the same throughout, its served in the room (positive!) but I guess its because there's no dining room at the hotel.

Summary:
Not too bad if you know what to expect.

For the Rome portion of our trip we planned to drive from Umbria, tour Rome and drive back for two days in a row. The family had enough driving so the night before we decided to take the train in and spend the night. We did the double-decker bus tour of Rome and halfway through the day I remembered we didn't have anywhere to stay that night. We wanted a place by the Vatican so we could rise early and go to the Museo Vatico then go to the Basilica. On the Bus I turned on my rented MIFI (another great decision while traveling) and found Le Suite di Via Ottaviano. The B&B is quaint and as described more like an apartment. It is in a residential building and some searching was needed. We were greeted very warmly and felt very welcome. We had two rooms, one for our older and one for us. The rooms were comfortable and accommodating. The area is not loaded with Hotels so by night the Tourists leave and we experienced Rome as if we lived there. Great restaurants in the area. One block from Mero that took us back to Roma Temini for the Train.

We booked 2 rooms for our stay 8-10 Nov. We had room 1 which has the spectacular view of the Popes place! The room was lovely, clean, spacious, bed + pillows comfy, sparkly wine on arrival which was a lovely touch, just ideal really. Breakfast served in room whatever time u like, which was great. The other couple had the 4 poster room which was smaller but still ideal for a short stay. Location excellent, few minute walk to the metro, taxi rank round the corner. The staff were friendly and Angelo the owner was very helpful showing us where to go etc. Great little hotel, we have only good things to say. Some people are probably just too picky when i've read their reviews. You dont spend much time in your hotel when you go away for a few days anyway

You can see the vatican walls from your room and is a great location for the Vatican City. The rooms are clean and tiny. The staff and the service were very friendly and well done. I think these rooms were 22 sq m. Good price for being in Rome, but if you are looking for a little bit more space, this would not be the place to stay.
