“Absolutely fine”

The B&B was absolutely fine, clean and warm and friendly.
Cheap & Cheerful, nice free use of the internet
Owners were very pleasant - but hardly saw them after arrival.
Was worried when I saw the supplied towels (I am used to nice big fluffy ones at home) these looked like sheets, so I had a panic, however, they were absolutely fine and got you really dry very quickly. so don' be put off.
You don't really get breakfast, there are some toast type crackers left for you and that is all really, so I would advise stocking up while you are out. The also don't do instant coffee (that we brits are used to) so again, take your own with you.
Location is a good/long stroll from everything, but the walk is nice.

“Money Cheater?”

I booked a room for a december weekend in 2006 one month in advance. I got the booking but the B&B emailed me a few days before my stay to say that they will be closed during my stay! That messed up my schedule badly. Worst of all, they have not refunded me my deposit! It's almost 3 months and I've informed them countless times about this issue but I still haven't got my deposit back yet. Call them a service or cheater, you decide.

“Highly Recommend”

Fantastic B&B. Very charming, clean, and comfortable. The room we stayed in was large and decorated nicely. The bed was very comfortable to sleep in. I highly recommend this hotel if you are young or on a budget. The location is very convenient. It's only a ten minute walk to central station and walkable to most attractions. The only negative point is that the breakfast isn't that enjoyable but you can save yourself for the best take away pizza in Rome which is just a few streets down from the hotel!

“A Gem of a B&B!!”

We stayed at this B&B for 4 nights in April 2005.

Good location. We walked everywhere with ease. The area is safe and well lit at night. Lots of good eating places in the neighbouring streets.

Rooms: our double room was large, clean, with small window onto Via Collina. Furniture was of a good standard. Towels included.

Bathrooms: shared, two between all rooms. Facilities were old and are not professionally finished but were very clean. Lovely powerful hot shower!

Kitchen: fridge to share, cooker, lots of utensils/plates etc. Access to these facilities gave us great flexibility during our stay. Keep an eye on food left in the fridge though - we came back one day to find fellow guests tucking into our supplies! (Reminded me of being back in student accommodation when everything went missing!!!)

Breakfast: if you have read the guesthouse's website you will be expecting breakfast on a grand scale (www says fruit juices, coffee, cereals etc etc etc) and will therefore be disappointed. Breakfast is biscuits, jam and instant coffee, which you make yourself. However, it is easy enough to find the supermarket and stock up on what you want.

Extras: very warm welcome by Laura - we arrived around 1 am and she made an effort to be at the B&B to show us round. Laura's sister, Michela, is very friendly too. Free internet use. We were able to leave our luggage after checkout until our bus took us back to the airport.

Would fully recommend L'incanto di Roma. Bargain for the money!!!

Rome is a fantastic city - we hope to return again soon.

“great place to stay”

this place was fab. The owners michelle and laura didn't hang about once we'd found the place, but it was a lovely apartment with four bedrooms, a kitchen, two bathrooms and a great internet corner. Very clean, but be warned...........no air con or fans, so it was very warm in the bedroom.

If you like sharing an apartment with other travellers you'll love it. We met other people from England and Australia who were staying there, and it was lovely sharing experiences, wine and dinner with them, plus being able to cook your own dinner before hitting downtown Rome was a great saving. Bed and breakfast is a bit of an exageration as the breakfast was very minimal indeed. However, you buy in your own stuff and each houseguest has their own area to store food, and their own section in the fridge, so it worked very well indeed.

It's a good fifteen minute walk into the historical centre of Rome, and a bit hilly getting back after trecking round Rome in the very hot temperatures we found in early June, but i wouldn't let that put you off. The buses are only around the corner taking you to any part of the city you want to go to and are very inexpensive.
