I stayed here with my mum in September 2010, we weren't expecting anything much after reading the reviews but opted for location over luxuries and we got just that. The room was very small and cramped and quite outdated and the bathroom was so small you almost had to sit on the toilet to wash your hands. The doors at the entrace were cracked and did not close properly the hall way and stairs up the room had old dirty carpet that was coming off the stairs. The front of the building was also covered with scaffolding, giving the impression the building could topple over at any moment. The upside was of course the location. We were only a minutes walk from the Trevi Fountain (go there in the morning around 7am) and a short distance from the rest or the sites or Rome. The restaurant directly beneath the B&B is wonderful and has great food. Had some difficulties with booking at the start we booked a room then were emailed advising us that we would have to pay extra to have the room caused a few troubles but they were eventually sought out. Hopefully it has been improved since our trip.
