As others have noted, this B&B can be a bit difficult to locate. The only sign on the street is a tiny "Gioa B&B" on the buzzer list at number 20 (see photo). I am pretty sure the review that says this is a brothel walked into the wrong place, because this seemed to be a proper family friendly place. There were no obvious computers in the lobby and no four poster beds. The neighborhood is very quiet and I was very comfortable walking alone at night (which I assure you is not always true).
Gioa B&B is a great value for the money given that it is in Roma center. It is a block or two away from Manzoni metro stop and we were able to walk home from the Colosseo area comfortably when we didn't want to wait for the late night bus service. One thing that surprised me was the metro stops at 9pm, though both the line A and B night buses stop at the Manzoni station so it isn't inconvenient, I just had to learn where to catch the A and B bus at Central Termini.
Our room was large with marble floors, a comfortable bed, a nice bathroom and a small balcony overlooking the patio garden, which is delightful. The mother keeps the place sparkling clean.
Phillip, the son, speaks excellent English and provided good guidance on where to go and how to get there. The mother speaks limited English, however there are translation dictionaries handy at the front desk.
The breakfast was OK with coffee, warm milk, cereal and packaged pastries. We got tired of it after a day or so and started bringing in our own. We were allowed to use the kitchen for lunch and dinner which helped keep costs down. There are two good size supermarkets within a few blocks - in the opposite direction from the metro.
Noise does carry between the rooms. We did not notice this until a rather loud family checked into the next room. We did not hear the previous family at all.
I think the best part was sitting in the garden during the day while taking a breather between seeing all the sights of Roma.
