We stayed at Massimo's in August 2010 (despite the date on the selector below . . .) on the recommendation of my fiancee's daughter, who had visited in 2009. It was a good choice. We were there for six nights, during which we explored Rome fairly thoroughly (for oldsters . . .). Massimo's is on a quiet street and is on the first floor of an apartment block. If you walk ten yards from the front door, you can see the Vatican a couple of streets away - less than ten minutes' walk.
The apartment is beautifully maintained, well appointed and private. The only time that you need see anyone else is at breakfast, which is a shared meal that lasts for a couple of hours, or as long as you want it. Most of the other guests while we were there were from Italy or Germany, so it was really interesting to meet them. Massimo, who is a retired public servant (who used to work for the Rome transport company) has lived in Rome all his life and knows everything to see, the best time of day to go and the best way to get there. While we were there, there was a Caravaggio exhibition in town, but we couldn't get tickets. Off the top of his head, Massimo knew which churches to visit to see half a dozen Caravaggios that weren't in the exhibition, so we saw those instead - in my opinion, much better than being in a museum.
If you're of mature mindset (i.e. not interested in all-night partying) Massimo's could be for you. It's so good, I'm not going to tell anyone about it because we want to go again!
