We spent 2 nights in this hotel and could not sleep, because air condition nearly did not work. Also it was wery noisy all the night. Moreover we were asked to change the room and they promised us to give better one. They said we must leave the room in the morning, but we can get another one only some hours later. So, we left our bags on the reception and went for a walk. But when we came back in the evening we found out that they cheated us, because the 2nd room was really terrible, much worse than the 1st. The air condition was same as in the 1st room, moreover we got the upper floor (just like a garret) with low ceiling, absolutly hot. We wanted to change hotel, but they said that we have to pay this night too anyway. And it was not so cheap -- 70 euro/ night (for this price and even cheaper we had good hotels in Rome and Napoli). So we had to stay in this hotel. During the night we used wet cold towel as a blanket, because it was so hot. But the worse thing was the feeling that they cheated us and the staff were so impolite. We do not reccomend this hotel!

“Terrible, dirty hot room nothing worked”

Arrived hot from flight from Australia and had to carry luggage up 4 flights of stairs I did ask if someone could help but the young guy behind the desk shrugged hus shoulders and said "I'm busy". Proceeded to climb dirty staircase with windows that were smashed and got to room. Tiny room with even tinier bathroom which seemed ok but window shutters didn't open, room was extremely warm due to it being summer and the AC not working, tried to turn TV on that didn't work! Dirty sheets on bed, went and asked young guy at desk for new room with AC so I could rest before I see Rome but he just shrugged???
Horrible feeling in this hotel not friendly and inviting!
I would not stay here ever again nor would I refer people to not even location would tempt me.

“Great and calm hotel in the middle of the city”

I stayed there for 3 nights with my friend during a city-trip and I was pleasantly surprised by this hotel. For the price we paid (55 Euros a night, breakfast included) it was far more than we expected, don't be scared when you see the entrance, the outside of the building is really old and looks horrible, but our room (101) was recently renovated, it had high ceilings (which I found very charming), a flat screen TV (with Italian channels only) and a nice marble bathroom.

The floor was wiped daily, which I've never seen in a 2* hotel, overall it was very clean, the breakfast was ok, coffee, croissants, rolls, cereals and some artificial juice (take the pineapple one, the other is even worse !) but for Italy it was really good. The AC was also working well, which was pleasant, since it was really hot in August.

It is very well situated, about 10minutes walking to Termini and 15minutes walking to the Colosseum, but still in a quiet side-street, so perfectly located!

The only problem they had was that the electricity kept going on and off around 9 a.m. which led to having no water, but it was only for a few minutes and once you know it, you take your shower either before or after that time :-)
We had the room next to the breakfast room, so you heard the rattling of the dishes in the morning, but with earplugs that problem was also resolved.

I would absolutely go there again and can recommend it to anyone!

“Excellent location”

I just recently returned from a trip to Rome and I would highly recommend this hotel. The room my girlfriend and I stayed in was lovely, modern, wood beams, private bath, large bed. The staff was very courteous. It is located right near the Termini train station about 5 minutes walk. The Forum and Colossuem are about 15 minutes walk away.

Though the guide books say that this is a shady part of town, I think they're exaggerating a bit. Be aware of your surroundings, but that is the case for any major city.

The downsides: No elevator in the Granaio and no English stations on the cable. But otherwise, if you're there to sight see and just use the room for sleeping and showering, it is a great place.

“superb hotel”

We've just returned from a wonderful week in Rome. We stayed at the hotel Santa Prassede which is very close to all amneties. The Termini station, which is Rome's main station, is only a few minutes walk away. Besides the city main attractions are very closeby. Now something about the hotel ..... The hotel is situated at the side of the Piazza Santa Maria Maggiore. It is quite a small hotel but the rooms are quite comfortable and cosy. The breakfast is ok. The receptionist (Luciano) was very friendly and helpful. Infact after we returned back to Malta we realised that we had forgot some of our belongings in the hotel room. We immediately contacted the hotel and after a week we received them by post. So if you're going to Rome, stay at the hotel Santa Prassede and you won't be disappointed.
