ok, the price was good, only 79 euros a night, and the location was excellent, near bus stations, vatican and st. peters on a quiet side street. not very close to the metro though.
the room, was ok, clean, large, but what was supposed to be 2 beds turned out to be 1 double bed, and 1 tiny cot. there is a private bathroom and tv.
was not really a hotel, but some rooms in an apartment in the third floor of an apartment building. no elevator, and no front desk clerk. while rolls and coffee were supplied, we had to go to the kitchen and make our own coffee.
for the price, i would probably stay there again, but i warn this, it is pretty bare bones.

We rented a triple room from Arke B&B for 110 Euros.

We found the B&B through another B&B that was full and referred us to Arke. The B&B is located about 10-15 min walk from St. Peter's Cathedral on a quiet side street. The B&B is on the third floor of the building which has a tiny elevator. It’s about a five min walk from the metro station and close to bus stations. Rooms were nice size with small table and chairs and attached bathroom (One bathroom is across the hall). The apartment was recently renovated and the bathrooms were clean and modern. Breakfast consisted of prepackaged croissants and toast and there was a kitchen available with eggs, butter, cheese, milk and juice. We supplemented by visiting a bakery that was around the corner and got fresh baked rolls.

The apartment is not normally occupied by the owners so you’ll need to make arrangements for them to be there when you arrive. The only downside in the apartment was that the walls are pretty thin, so even though the area was quiet, we did get to hear every conversation going on in the apartment itself.
