“Great, close to Termini Station”

Booked directly from the website. Great communication with the staff from the very beginning. Is very close from Termini Station. Andrea was very nice and warm towards us and gave us a map with great advices about places to eat. The room had two big double beds, a balcony, a fan and tv. A hot water dispenser is just outside the door, fridge is shared with the other guests. Our bathroom was across the room, but it was private, with a key that we were allowed to take with us. Would come back again if I'm in Rome.

Don't be put off by first impressions. This little place was clean, friendly, cheap and well located.

We were greeted by a man called Andrea who spoke good English, immediately sat us down and went over a map of Rome with us, explained the transport system and recommended places to eat (although we were off season and they were all closed!!). He lived there and said we could knock his door any time.

The rooms were small but adequate for a cheap hotel. Bathroom was clean and relatively spacious.

2 mins walk from the Termini station, where most of coach transfers from ciampino airport drop off and has a tube and bus station, 5 mins from bars, 10mins from shopping, and within walking distance of all the sights - although sometimes a long walk - the Vatican prob about 40 mins, so catch a bus...

However, I must concede it is a funny set up. It seems it is an flat in a large building that has been converted into a 5 or 6 bedroom B&B, it feels a little like student digs when you turn up. Our first reaction was to find somewhere else to stay as it didnt appear to be legit, but we're glad we stayed - we didnt have any problems when staying and wouldnt have found somewhere so central for the price we paid on laterooms. Also there was no problem in leaving our bags there all day after checking out at lunchtime but with a late flight.

Breakfast was awful. A vacuum packed bread roll.

The friendly service could not be bettered, right from the first emailed communication. The room was spotlessly clean, though the bed was rather unyielding! However, I do have to mention that, having read the reviews about the bathroom in one case being across the hallway, I emailed to ensure that our room was not THE one. I was assured that the room was DEFINITELY ensuite. On arrival, however, we were dismayed to find that there are in fact two rooms with bathrooms outside of the room, and we could choose one of these two. We were, to say the least, disappointed to have been misled. On our return, I emailed to convey our disappointment and received a totally charming reply that it had been a mistake. I am not happy that our communication of only hours before could be the subject of a "mistake". However, if you are prepared not to have a bathroom ensuite, and can have a room at the rock-bottom price offered, then Giampy is your place. Close to everything and helpful staff.

“Pleasant place”

This is a 'value for money', central and clean accomodation if thats what you are looking for. We stayed there for three nights. It is a very small place with 4-5 rooms, indeed (I think) it is converted from a large flat. There is a dining area in the middle. The first night I could hear a bit of noise people having breakfast, but later we were told that this was because a big group (4 rooms) were leaving the same day. The following two days were ok. No noise. Room was cleaned everyday, everything was in working order, and no problem with hot water. It is situated in a very central location, only a short walking distance from Termini Station and metro and bus connections. Staff (well Andrea) was extremely friendly, helpful, responsive and fluent in English. We had a bit of problem when he told that we will need to pay in cash as their agreement with credit card agency ended. But he resolved it by suggestion another practical solution which worked fine for us(and he said it is temporary problem). So overall, if you are looking for a budget accomodation, you can certainly try this place

We stayed at the giampy guesthouse, booked on late rooms, 2 adults, 2 kids in one room, the room was plenty big enough. We got the same room as mentioned in another review, our ensuite was across the hall!
However I would go back tomorrow, Andrea was fluent in english, very helpful, rooms were clean, and it was so handy, a lovely stroll got us to michaelangelos moses, a bit further you are at forum and colosseum, a great cheap place to explore from!
