“Great location, noticable decline since Dec' 2010”

We had previously stayed in this hotel to celebrate our wedding anniversary in Dec 2010 and were suitably impressed. Returning to stay with family in three rooms in Dec 2011 was sadly disappointing. The location is great - 42 Euro in a taxi from the airport or 8 Euro by train to the Trastevere station followed by a 20 minute /walk - you choose! Trastevere has a great mix of shops, bars and restaurants; some more gentrified/tourist-orientated than others. Walking to most of main sites or the Historic Centre is possible in approx' 30 minutes.
Our family group had three rooms over two floors. All rooms are on the small side but clean. The decor in all three rooms was decidedly shabby with peeling wallpaper around the windows. Peeling paint on the staircase was definitely not 'artfully applied'!
Urgent need of a re-furb.
Breakfast was adequate with a mix of meat/cereal/ fruit etc.
Desk and waiting staff were friendly, and spoke better English than my Italian!
On the penultimate night of the stay there was no hot water available. This had not been remedied by the next morning. Whilst I don't mind a 'fresh' shower my 70 year-old mother definitely didn't appreciate a cold wash!
We did get an discount on the room rate but guests in hotel should not be expect to go without such a basic for 36 hours.
In conclusion - if you search for the best rates and want a clean hotel in a good location and don't expect luxuries then Hotel San Francesco is a decent choice, it just needs a bit of TLC to make it a great choice.

“Great location, poor facilities.”

The hotel is in a wonderful part of Rome - Trastevere is a lovely area with a lot of nice restaurants and bars and seems fairly safe. It's within walking distance of the Colosseum. But I cannot recommend this hotel. I was expecting great things from other reviews I'd seen and pictures online, and even the foyer gives a grand entrance, but the twin-bed room we stayed in was dark and dank, the furniture was old and outdated, the beds incredibly hard, and the bathroom was unventilated (what is it with hotels having no fans in bathrooms?!) and had black mold on the walls. The shower cubicle was absolutely tiny. The roof-top bar looked fabulous online and in person and while its door was open, there were never any staff there. It was late autumn, but these were nice, fine days, and a drink outdoors overlooking part of Rome would have been lovely. I'd recommend saving more than half and staying at one of Rome's monasteries instead of here - the room felt like staying in a convent anyway.

Hotel San Francesco is a great find in the Trastevere in Rome. It is well-priced and very clean. Lovely restaurants are in a very short stroll as well as shops with regional food and wine. The staff is helpful and accommodating. I would certainly stay there again!

“I tried hard to like this hotel.... But....”

First, the pros:
-It is close to (but not in) the cool part of Trastavere (about 5 min walk ... And I loved Trastavere... Took family to Mass, parishioners were very friendly even though we were tourists)
-It is accessible to several different bus routes making access to the center very easy.
-Rome!
-Breakfast wasnt bad, although after three days I was pretty sick of the monotony.
- beautiful garden in breakfast room, with ficus, china dolls and bananas.

Cons:
-Dirty carpets (total deal breaker... Personal pet peeve)
-Very "hit-or-miss" customer service (example, front desk told us no ice for our room, but immediately after shift change @ 10 pm, ice suddenly became available from the new night staff)
- worst "free" Internet: we had three devices (iPad, iPhone and Blackberry) and for each device every 24 hours we had to go to the front desk to get a new password and then, we lost connection every 20 minutes and had to re-connect with user name and password... Over and over again every day.
- poor air ventilation, extremely dusty, smelly room, with visible dust on our stuff after on night.... I eveloped cough, sore throat and sneezing after first night that went away as soon as I checked out
-ridiculous price for value (about a us$50 room for about 3 times the price ... No tissue paper, 4 channels on tv, two towels per room, broken furniture in room)
- minibar was silly... A mostly empty fridge with two (literally) items (chips, beer) no water, for example) that never got replaced in 3 days (i suppose i could have gone down to the front desk at 2 am for water, but for the price i paid i shouldnt have to....)

Normally i have two standards: i prefer my rooms to be clean, even if simple, and i prefer to pay fair price for value received. Maybe other guests had very lower expectations but for me i was very disappointed.

“Treats in trastevere”

This hotel is great. The room is clean and by euro standards large. The hotel is located within the trastevere district which is full of great restaurants. Trastevere is close to all the things you want to see. We didn't catch a bus or train the whole time. Excellent breakfast. Reasonably priced. A welcome start to a long journey.
