We stayed at this hotel in October 2006. We had a room on the top floor, which I believe are the biggest rooms. We had a cute little terrace off our room, from which we could watch people mingle at the cafes down below. When the shutters were closed, it was pretty quiet though. The rooms were clean, if somewhat worn. The bathroom was mostly clean. I noticed a little mold in the corners of the shower.

As for location, it is nice enough if you like the "posh" area around the Spanish Steps. For us, we don't like shopping and the Spanish Steps are just... steps. My advice for newbies to Rome would be to stay in the Piazza Navona/Trevi Fountain area. We spent every evening over by Piazza Navona and then had to trek back over to the hotel. It's not a long walk (about 15 minutes) but after walking all around Rome all day, it would have been nice not to do that. There are restaurants around the Spanish Steps but they're a bit more upscale than we normally like and plus, I loved sitting outside at the Piazza Navona to "people watch".

PROS:
- Rooms were wired with high speed DSL lines.
- There is a teeny, tiny elevator, which is handy for luggage or if you're too tired to climb the steps.
- Continental breakfast is pretty good. Rolls and nutella... mmm.
- There is a small fridge where you can keep some drinks if you like.
- Front desk spoke excellent English (although be warned that the housekeeping staff spoke almost no English)
- Air conditioning!

CONS:
- Bit of a hike from the main tourist area
- Room smelled sort of musty
- Some mold in the bathroom
- Hotel didn't tell us we had to have an ethernet cable. Fortunately for us, we had an extra one in our laptop bag. I don't know if the front desk would have had any.

Spent 5 nights at the Hotel Piazza di Spagna over the Thanksgiving Holiday. It is in a terrific location right around the corner from the Spanish Steps. You couldn't ask for a better spot when touring in Rome. The hotel is a typical bed and breakfast and is very clean. The furnishings in the rooms are a bit worn and show it's age, but pretty much met expectations. The staff was very friendly and spoke excellent English. We used their concierge services to arrange for dinner reservations and for a tour and everything went exactly as planned. The hotel does include continental breakfast in the morning and if you are traveling during the summer, they have a very nice terrace. If you are looking for five star luxury, I would choose a different hotel. If you are looking for a simple, convenient B&B - this is the place for you.

We stayed here 2 1/2 years ago and liked it enough to go back.

Since our last visit, the hotel has added a lovely breakfast room on the first floor. Before breakfast was served in the small lobby area.

Our room was good sized with plenty of room to unpack. We were in the front of the hotel so it was loud if we had the windows open. The room and bathroom was spotless and kept that way during our entire visit. The new shower was small but the water pressure was great.

Eugene, at the front desk, was very helpful with dinner reservations. He also was able to arrange a very good guide and driver to take us on a day trip to Tivoli. There was free internet access on a lobby computer and there was free access in all the guest rooms. We took advantage of the minibar (something that we rarely do) and the prices were very reasonable. (a half bottle of wine for around 4.5 euros).

Overall, we really liked this hotel and would definately stay here again. It is small and family owened hotel. It is a block or so from the Spanish Steps and Rome's best shopping street is just a 2 blocks away.

I was in Italy for 7 days and spent 3 in Rome. Very good location, walking distance to all major sites even Vatican City and the Colloseum. Good continental breakfast in the breakfast room or brought to your room. Very nice setting, free internet in the lobby and very good nearby restaurants. Two short blocks to metro station and two stops from Termini train station.

Checked out lots of 'hotel reviews' to find a quality hotel in Rome 'at the right price' and this one seemed to fit the bill.

We paid Euros 210 per night (per room inc. breakfast) for a 'superior double'. the room was comfortable/neat/tidy and a reasonable size, but couldn't really be described as 'superior'. It's true, it is noisy, our room was on the front of the hotel and even though there are people dining below your window, the whole thing goes very quiet from 12.30 pm until the street cleaners (if that's what they were!) come along at 7.00 am (ish). Probably worth asking for a room at the back just to be on the safe side, or taking some earplugs!! Service at the hotel is faultless.

This is a very nice area of Rome, the streets/shops/restaurants around the hotel are of the nicer variety (although a little more on the pricey-side). This is a very good hotel for the money in the virtual centre of Rome.

On a personal note, I don't rate the Spanish Steps - very busy and dirty with lots of kids just 'hanging around'. Trevi Fountain on the other hand is a lovely place to dip your tired toes.....along with many other wonderful places to visit. Kids of all ages love it here and the Italians seem to treat children very well......

One word of warning, watch the traffic - often a bit like running the gauntlet - but once you have it sussed (if you stand on the kerb the car will not stop/if you cross the road, it will!!) Rome is a world beater time after time....
