“the best value accommodation in central Rome”

We wanted a cheap, clean, quiet, comfortable place to stay that was within walking distance of all the tourist attractions of Rome. This B @ B did all that. The owner spoke English. Very helpful. they stored our cases on the last day for free. A number of bars and restaurants were in the same street. Opposite was an excellent restaurant called La Base.

“Very central”

My husband and i arrived on Monday around 6pm and greeted by a lady called Sylvia, who spoke very good english with a nice italian accent. The room was the first room on the right, decorated in blues, very small and very dark with en-suite. There was plenty of hot water for showering and clean towels each day.
we found sleeping the first night very difficult as the room was at the front of the building and the road outside was very very busy. (we needed the window open the room was stifling hot). My husband noticed an air condition unit but no controls and i remembred that i saw controls placed on the dresser outside the room, so we used them. Still the room was so hot.
The next morning we went for breakfast, very continental, nice cup of cappicino, but only cakes and yogurt and cereal availble, not really worth eating, so basic ask for toast it wont be offered!. Another lady who spoke hardly any english and just stood and watched you like a hawk whilst you had breakfast.
We asked for Sylvia who arrived each morning at 08.30, who speaks good english and will help however she can. Sylvia sorted the air con out, so our second night was much better.

The room was very basic very small and very dark but the bed was so comfortable, it had sky TV with one english channel BBCworld news. The Anne and Mary was very christian with lots of crosses and cherubs around the place.

we decided to walk nearly everywere as it is very central, in fact you can see the Collosseum from neighbouring roads as you approach Via Cavour the road in which Anne and Mary is located, it is in a block of flats and on the second floor a lift is availble but it is a metal fenced one, which is a bit unnerving.
We used public transport to get around and used the sight seeing bus which is only 18 euros for the 2 days both blue route and red route very interesting. Try and visit the Vatican on Wednesdays around 10.30 as the pope makes an appearance on his buggy and its just delightful.

On the whole we both decided that Anne and Mary bed and breakfast was good value for money and you get what you pay for! no frills somwere to get your head down, the room we stayed in was located almost over a sex shop so not very nice. You are within walking distance of many pretty piazza's and the Colosseum and the Forum which cost 12 euros for a 2 day ticket which they dont tell you so we paid twice so beware.
overall we would rate this as good, stay if you plan on being out most of the time and eat breakfast out if you want a hot one!
Really feel they could have offered more infomation on the area.

The location was perfect. We were able to walk to the ancient Roman sites. It was walking distance to many of the piazzas and fountains of interest and other venues. Many bars and restaurants in the area.
The room was clean and comfortable. The bathroom was very clean and spacious for a European bathroom. The price was very reasonable.
Breakfast was good. It wasn't too much. We got exactly what we wanted to eat.
We had a problem with a flight being cancelled to Sardinia. The owner was so helpful. She did not speak English and we don't speak Italian. She tried and was able to get the help we needed to board a ferry to Sardinia. She even called a friend to drive us to Civitavecchia.
Overall I would recommend this place to anyone. We would definitely stay here our next trip.
They do not take credit cards, be prepared to pay in cash at the end of your stay. If you have a streetside room it can get a little noisy.

My husband and me stayed at Anne & Mary B&B on the recommendation of a friend and we're very happy to have discovered it. It's very centrally located on Via Cavour, which is not far from Station Termini and very close to the Colosseum. The cab ride from the station cost us roughly 8 euros with luggage.

This is truly a B&B and is run by a mother and daughter. The mom is called Anne-Mary and the daughter is Sylvia. It has 6 rooms which are of a fairly decent size and has really good sized bathrooms with a bathtub!! The furnishings were a bit heavy for our taste and therefore made the room very dark. But apart from that fact, the room was very comfortable. It overlooked Via Cavour and that could get a little noisy sometimes.
The rooms come with a heavy bunch of keys - since there are many doors to get through!! I did a test run to ensure I knew which key went where and wasn't locked out at night

Although the room had a TV, the only channels it seemed to play were teleshopping networks!!! That was a bit of a downer - would rather not have had a TV at all!

What made this feel like you were literally staying in someone's home, was breakfast, which is served in the family dining room. The spread was the best we saw during our entire stay in Italy!

The mother-daughter pair are very sweet and polite and Slyvia was very helpful with the questions we had. This was truly a great find in Rome and we wouldn't hesitate to stay here again.

“Really nice B&B”

We recently stayed at Anne & Mary's B&B in Rome and were fully satisfied. The location is great (really close to the coloseum and not too far from the train station and downtown core) despite being on a very busy boulevard. It is small, warm and inviting. Our room was spotless, nicely decorated and the air conditioner is very quiet (not extremely effective but did the job). Sylvia (we think Anne or Mary's daughter) was the only one who spoke English but the other two women tried their best and were very, very friendly.

The down side in our room was the shower. Both my husband and I had one cold shower during our five night stay. Seemed the temperature was...well, temperamental. Moreover, the size of the shower itself is TINY. If you're over 200lbs it might be pretty cramped or impossible to use altogether.

The other downside (which really wasn't that bad) was the breakfast table set-up. It was a little awkward sitting at a large breakfast table with multiple guests. Then again, we have little to no experience with B&B so maybe this is the norm.

Overall, we would definitely recommend this place. We didn't research many hotels in Rome so I cannot confirm if the price is reasonable but it seemed to be.
