We recently stayed at Anne & Mary's B&B in Rome and were fully satisfied. The location is great (really close to the coloseum and not too far from the train station and downtown core) despite being on a very busy boulevard. It is small, warm and inviting. Our room was spotless, nicely decorated and the air conditioner is very quiet (not extremely effective but did the job). Sylvia (we think Anne or Mary's daughter) was the only one who spoke English but the other two women tried their best and were very, very friendly.
The down side in our room was the shower. Both my husband and I had one cold shower during our five night stay. Seemed the temperature was...well, temperamental. Moreover, the size of the shower itself is TINY. If you're over 200lbs it might be pretty cramped or impossible to use altogether.
The other downside (which really wasn't that bad) was the breakfast table set-up. It was a little awkward sitting at a large breakfast table with multiple guests. Then again, we have little to no experience with B&B so maybe this is the norm.
Overall, we would definitely recommend this place. We didn't research many hotels in Rome so I cannot confirm if the price is reasonable but it seemed to be.
