“Great hotel”

It is very small hotel. The room is relatively in good size and the furniture are in antique and luxury style. The only thing that was not good was the shower, which the water keep changed from very hot to very cold in the middle .
The breakfast is small but good for this type of hotels. The service is excellent. The staff really try to do the best they can for us and were very helpful (even allow us to have breakfast before the regular time because we had to leave).
The location is great, right in the top of the Spanish steps, and close to everywhere , although it required climbing up the stairs every time you want to get to the hotel.
there is a metro station in the bottom of the stairs

Overall we recommended this hotel!!

Rooms are very small breakfast is stale and not great and we had BED BUGS hundreds of them...

Der Madam, Sir, I am very sorry or what happened but believe me, we never had such problems before and after your departure we started a complete screening of the hotel with an exterminator ( using only ecological systems by the way as 180 degrees dry steam and traps... ) we found in fact some bugs only in a couple of rooms, they were hidden and very difficult to find ( they don't come because the rooms are dirty or not well kept but travelling on luggage,...they don't die even travelling on airplanes without oxigen and at low temperatures, only steam kills them. ) Tomorrow we will finish with the first screening and with the total treatment of the two rooms found positive , we will leave traps everywere again to find out if there are some survived bugs and in 20 days we will repeat the all thing again, and, now that we are aware of the problem, we will leave bugs traps constantly in every room ( we are probably one of the first in Rome doing so ) and plan a complete check of them every week. The chambermaids have been instructed by the exterminator on what to do to avoid the problem in the future checking continuosly the rooms between the weekly traps checks....I think we did all we could do about this problem and I don't think it will happen again. For what concerns breakfast we will improve it too but plese if you want, let us know what you found not very satisfactory, we will learn from that.

The hotel is located at the top of the Spanish Steps, and right next to them. It is easily reached by the "Spagna" metro station and then using the public elevator (or climb the steps for the experience)
The building exterior is simple, but the interior and rooms are decorated in a way that makes you feel in a small palace, and they are well maintained. For some travellers rooms might be small, but mine was adequate. Bath area was huge, even included slippers (as long, long time ago). They have a full digital cable TV package, including multilingual programs. Each room has its dedicated Wifi router, and speed is quite good.
Be warned that only rooms in the entrance level might be wheelchair accesible, as there is no elevator only stairs. Breakfast takes place in the terrace.
There are few rooms, so service is more personal and the staff is very friendly and helpful.
The only minuses were that breakfast was the same during all my stay, and that despite the huge bathroom, the shower was placed in a way that was not suitable for full movement. Water pressure was low, so water sometimes was too hot or too cold.
Despite all that, it is a very nice hotel, one that you would like to go back again.

Room Tip: Ask for a room facing the steps. You might not see them directly, but views are nice anyway

“EXCEEDED EXPECTATIONS”

We stayed 3 nights in October in Room 10 on the first floor above reception, same floor as the gorgeous breakfast room, and with three windows overlooking the wide street below - and aside from a nuisance shower rose we loved our stay. Being our first time in Italy we were warned of very small rooms, etc but were so susprised to find we had an entry/foyer with couch, and a large separate bedroom with comfortable queen size bed and bathroom large enough for us both to use at the same time. The windows and view to the street and the hustle and bustle of Italian daily lifestyle below was a bonus, I must admit I was worried it might be noisy, but we didn't hear a thing from outside.

The breakfast every morning was lovely, particularly when we chose to enjoy it outside on the patio with views overlooking roof tops and basilicas in the distance. We also utilised this outdoor patio area of an evening for pre dinner drinks and watching the sun go down.

Our friends stayed down the street at the expensive Intercontinental, and we were proud to say our room was bigger, our bathroom was bigger and our wifi was free!

“Location, Location, Location !”

Tucked away to the side at the top of the Spanish Steps, this beautifull little boutique hotel has a better location than it's big, famous, expensive neighbour The Hassler (Tom Cruise should be walking across the street !).
Charming (smallish) rooms with gorgeous wall fabric and antique furnishings provide a quiet oasis from the busy center of Old Rome just outside your door.
Adjacent to the hotel is a wonderful restaurant/cafe (Nuovocentro) run by the charming "Mimmo" (Massimo) who delivers excellent snacks and panini to accompany your wine from their excellent (and extensive) wine list.
Worth every penny!
