This was a comfortable place to be for a week. The four of us stayed in one room and it was quite clean, with satellite TV, effective air conditioning and a very convenient laptop with internet connection right in the room, as well as free Wi-fi.
When you arrive, they suggest a cab, but the Termini train station was only 15-20 minutes total by foot (walk along the station on the Marsala side; when you reach an intersection with an archway, turn left and cross the road; and then turn right and walk straight along the Roman wall - which will be following you on the right - until you reach Via Sabelli, then turn left and continue for another 10 minutes; once you pass Via delgi Ausoni, then look for the number and you're there).
The main disadvantage was the location. For sightseeing, bus was the main way to go and depending on which bus you took, the stop was either 1 block away or 2-3 blocks away. Maybe it was because we went in August when the university was out, but the streets were quite abandoned. The buildings all had a lot of graffiti so it felt a tad seedy. Nothing unsafe occurred, but while sightseeing, we often felt the need to return to the hotel earlier so we wouldn't have to walk from the bus stop to the hotel too late. Still, we did end up returning most nights around 9 or 10pm, and it was fine. We just felt a little wary doing so.
On our first day, we received the 30 minute orientation which was extremely useful, as we were given an excellent hand-drawn map of the area, with the exact location of the bus stops closest to us (Bus 3, 71 and 492 took you to the main sites), plus where to buy coffee in the morning, the nearby supermarket, etc.
At the end of each sightseeing day, it was sometimes a little difficult to find the stops to catch these specific buses to return, so I agree it would've been helpful if we had bought the map of the city's bus routes. Rome's Metro doesn't get you near a lot of the major sights, and if you take the Metro back to Termini, you can take Bus 71 back (it took us awhile to find where it stopped closest to the station). The 3-day Roma Pass was great since it included a 3-day unlimited use transportation card so we could hop on and off various buses to connect to 3, 71 and 492.
But after a few days, you know your way around pretty well, so I would definitely stay here again, especially if it wasn't August. Other than that, our only other complaint was the towels were often messily placed so it was difficult to tell if they had been changed or not (they are changed every second day but sometimes we couldn't tell if they were). There was also no set office hours so a system whereby we could write a note if we had a question would have been helpful. The staff members we did meet were wonderful, and their cell phone numbers were readily available.
Overall, great place and value for your money.
